Window mastic in New Town

Window mastic for homes and businesses in New Town

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. Common call-outs are for rushed sealant from a window installation and water coming in at the bottom corners of a door, across uPVC windows, aluminium frames and timber windows & doors.

New Town is in one of Scotland’s four big cities, where many older buildings are sandstone or granite. Stone needs a sealant that suits it, so acetoxy silicones, which can attack some stone, are best avoided.

All our work is covered by our 12-month guarantee, wherever you are in Edinburgh.

How to look after the new joints

After the cure time, these simple habits help:

  • Clear any debris from frame drain holes
  • Use gentle cleaners on frames and sealant
  • Do not paint over the silicone
  • Keep jet washers away from the mastic

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Questions from New Town

Do you work for landlords with property near Edinburgh Waverley station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

How do repairs to the shared parts of a tenement in New Town get organised?

Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What does window mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What we can’t put right

A few problems are outside what sealant work can do:

  • Worn gaskets, brush seals or a door that has dropped
  • Broken hinges, locks or handles
  • Damp coming through the wall itself rather than the frame joint

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Composite doors
  • Aluminium frames
  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Patio & French doors

What happens on the day

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In New Town, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Before we arrive

  • Tell us about any water getting in
  • Keep pets and children clear of the area while we work
  • Clear the area around the work

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What the job involves on each surface

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.

New Town homes and the weather

New Town is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.

For site and facilities teams at buildings such as London Street Primary School, larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as St Andrew's and St George's West Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

When to call us in New Town

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

It’s worth asking for a quote if you see:

  • Cracked internal joints between frame and plaster
  • Cracked sealant at the sill ends
  • Mastic that is falling out in pieces
  • Rain getting in at the frame or under the sill

Letting a property close to Edinburgh Waverley station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

What your quote should include

  • How the colour is chosen
  • Who does the work, and how experienced they are
  • Is VAT in the price?
  • What preparation is included
