What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take anything from a few hours to a full day, depending on the area. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Old Town, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky

Regrouting for homes and businesses in Old Town

Before we start, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. Common call-outs are for crumbling grout between the tiles and shower grout that has worn away, across shower walls, bathroom wall tiles and wet rooms.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Old Town as anywhere in the city.

Surface by surface

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It cannot fix waterproofing below the tiles.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Once it’s stained, new grout is often the only fix.

Questions from Old Town

I let a flat near Edinburgh Waverley station. Can you help?

Yes. We work for landlords and agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.

I’m in a tenement in Old Town. Could worn sealant affect the flat downstairs?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

What guarantee comes with the work?

You get our 12-month guarantee on every job. We’re also fully insured.

What goes in the corners, grout or silicone?

We seal corners with silicone. They flex and grout can’t take that movement.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Can you change the grout colour?

Yes, regrouting is the time to do it. Mention the colour you have in mind when you email us at info@mrmastic.co.uk.

How long does regrouting take?

That depends on the amount of work, but as a guide it takes anything from a few hours to a full day, depending on the area. We will give you a better idea when we quote.

Leave it or put it right?

Colouring the surface of old grout is a quick cosmetic fix. They don’t fill cracks or stop water and stains often come back through. Raking out and regrouting replaces the grout itself. Private landlords in Old Town must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What regrouting looks like in Old Town

Old Town is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.

Managing a site like Tollcross Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Edinburgh Waverley station? Then a regrout while the flat is empty is quicker than working around a tenant.

Old Town is about 1 mile north-east of Edinburgh, in Edinburgh. From the centre of Old Town to the outskirts, regrouting is available for homes and businesses alike. Old Town is one of 175 towns and villages in Edinburgh where we work.

Common problems we fix in Old Town

Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it with repeated use, leaving the joints sunken and rough.

Keep an eye out for these signs:

  • Grout that stays dark however much it’s cleaned
  • Floor grout that has worn and darkened
  • Splashback grout that has darkened
  • Old grout in a dated colour

For an older house near a landmark such as Augustine Congregational Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • When the joint can take water or movement
  • What the quote includes, VAT included or not
  • How the colour is chosen
  • Are they insured?

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Honest limits

It helps to know what we can’t do too:

  • Water coming from plumbing rather than grout
  • A leaking wet room membrane
  • Loose tiles, which need refixing first

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.
