Regrouting in Canongate, Edinburgh
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homes and businesses in Canongate and across Edinburgh. Fully insured, ARBOMaster approved and guaranteed for a year.
- A grout colour that no longer suits the room
- Grout that’s cracking and breaking up
- Kitchen splashback grout stained by grease
Regrouting in Canongate, done properly
We take the old grout out to a consistent depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We work on kitchen splashbacks, shower walls and wet rooms, and people most often call us about grout stained black or orange that won’t clean and kitchen splashback grout stained by grease.
Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Canongate as anywhere in the city.
Big or small, it’s backed by our 12-month guarantee.

Signs you need regrouting in Canongate
Hard water and soap leave a film on grout and stick to it. The grout beneath can stain and weaken, and at that point, new grout is the better answer.
People generally contact us when they notice one of these:
- Grout in a colour the owner wants to change
- Floor grout that has worn and darkened
- Cracked or crumbling grout lines
- Corners filled with grout instead of silicone
If you let a flat or house near Edinburgh Waverley station, a regrout while the flat is empty is quicker than working around a tenant.
Before booking anyone
- Who does the work, and how experienced they are
- How the surfaces are prepared before sealing
- Whether the sealant suits the joint
- Whether all the old sealant comes out first
What affects the cost of regrouting
For a quick quote, just ask. What matters most is:
- The number of rooms or windows
- The type of sealant required
- The size of the job
- Working hours on commercial sites
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The problem you’ve noticed
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- If it’s domestic, commercial or a hotel
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for a shower enclosure, longer for a whole room, depending on the amount of work. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Canongate, it helps to know the floor, the door entry arrangements and the nearest parking.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Before we arrive
- Let us know about stairs, lifts or work at height
- On commercial sites, let us know about site rules
- Mention any parking rules near the property
How to get a quote
Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll take it from there.

Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Tiles that are chipped or split
- Loose tiles, which need refixing first
- Failed tanking or waterproofing under the tiles
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Use gentle cleaners on grout
- Avoid neat bleach and strong acid descalers on grout
- Give the walls a quick rinse after use
- Clean with a soft brush, not anything metal
Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting won’t fix it, so it’s worth acting early.
Common questions in Canongate
I’m in a tenement in Canongate. Could worn sealant affect the flat downstairs?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.
I let a flat near Edinburgh Waverley station. Can you help?
Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you guarantee regrouting?
There’s a 12-month guarantee on every job, including regrouting.
How long does the job take?
It depends on the size of the job, but most jobs take anything from a few hours to a full day, depending on the area. We’ll tell you when we quote.
How soon can the shower be used after regrouting?
We give you a time before we leave. It depends on the grout and the sealant used so please stick to it.
Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Why act early in Canongate
It’s tempting to fill a few cracks yourself, but the patches often don’t match, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. In a tenement flat in Canongate, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Why choose Mr Mastic in Canongate
- We leave the area clean and tidy
- Every job guaranteed for a year
- Any old sealant cut out fully, not covered over
- Over 20 years’ experience

What regrouting looks like in Canongate
Canongate is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Canongate has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
In the older streets around Kirk of the Canongate, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Old Royal High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
