Gracemount questions
Do you work for landlords with property near Shawfair station?
Yes. We work for landlords and letting agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
I’m in a tenement in Gracemount. Could worn sealant affect the flat downstairs?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. It’s worth sorting sealant and grout before it gets that far.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
How soon can the shower be used after regrouting?
You’ll get a clear time from us before we go. Both the grout and the silicone need time to cure before they get wet.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.
Is regrouting a chance to pick a new grout colour?
Yes, plenty of people choose to. Darker grout can hide marks and lighter grout gives a fresher look.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Regrouting for homes and businesses in Gracemount
We work across Gracemount, regrouting bathrooms, showers and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. We work on kitchen splashbacks, bathroom wall tiles and tiled floors, and the jobs we see most are floor grout that won’t come clean and kitchen splashback grout stained by grease.
Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Landlord and commercial work in Gracemount
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Bathrooms and kitchens in Gracemount
Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Shawfair station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

What we do, step by step
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take anything from a few hours to a full day, depending on the area, and we tell you how long to leave it before we go. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Gracemount, tell us the floor, how the door entry system works and where we can park nearby.

How the job changes by surface
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It doesn’t repair failed tanking underneath.
Shower walls
Shower walls get wet every day, so grout there works hardest. It generally fails first.

Signs you need regrouting in Gracemount
Grout used in corners or along the bath cracks because those joints flex. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.
It’s worth asking for a quote if you see:
- Greasy, stained grout behind the hob
- Discoloured grout on otherwise sound tiles
- Grout in corners that has cracked
- Cracked or crumbling grout lines
If you look after a building such as Gracemount High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
What your quote should include
- Whether VAT is included
- What the cure time is
- What happens if they find a problem under the old sealant
- How the joint is cleaned and prepared
How to look after the new joints
After the cure time, these simple habits help:
- Give the walls a quick rinse after use
- Wipe water off the walls when you are done
- Clean with a soft brush, not anything metal
- Run the extractor fan during and after a shower
Use a gentle cleaner on the grout with a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.
Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it, so it’s worth acting early.
