About our regrouting in Alnwickhill
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. We’re often asked to deal with discoloured grout on otherwise sound tiles and floor grout that has worn and darkened, on shower walls, bathroom floors and bathroom wall tiles.
Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.
The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Quotes for regrouting in Alnwickhill
Jobs vary more than people expect. What affects the quote:
- When we can work, for business premises
- The number of rooms or windows
- Access and height
- Which sealant suits the joint
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear quote before any work starts.
What we need to know
There’s no need for technical detail. Just tell us:
- What’s wrong with the joints now
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
- The rough size of the job
We quote each job on its own, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.
Different surfaces, different methods
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We regroute and reseal the worktop joint.
Corners and edges
Internal corners move, so we seal them rather than grout them.
Alnwickhill homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.
Letting a property close to Shawfair station? Then a regrout while the flat is empty is quicker than working around a tenant. If you look after a building such as Gracemount High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Alnwickhill is about 3 miles south-east of Edinburgh, in Edinburgh. Anywhere in EH16, we cover regrouting for homes and businesses. Across Edinburgh, we cover 175 places, and Alnwickhill is one of them.
All of EH16 and EH17 is covered for regrouting. Whether your property is on Soutra Road, Little Road and Kedslie Road or a nearby road, we can help. If you’re just outside Alnwickhill, we cover Howden Hall (1 mile south-east), Kaimes (1 mile south), Gracemount (1 mile east), Mortonhall (1 mile west) and Southhouse (1 mile south-east). Larger places within reach include Edinburgh (3 miles north-west), Leith (5 miles north), Bonnington (5 miles north), Greenside (4 miles north), Broughton (4 miles north) and Bellevue (4 miles north).

Alnwickhill: your questions answered
Can a failed shower seal in a tenement flat in Alnwickhill leak into the flat below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Do you work for landlords with property near Shawfair station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
How long does the job take?
Typically it takes a few hours for a shower enclosure, longer for a whole room. Bigger jobs take longer, and we’ll tell you how long to expect.
Is it OK to seal over old sealant?
No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
Where do you work from?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Is there any odour?
There can be a smell while the sealant cures. Ventilation helps.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
What if some of my tiles are loose?
Loose or hollow tiles are a sign of a problem behind them. Regrouting alone is not the answer, and we’ll tell you before any work starts.
Leave it or put it right?
With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and the room is out of use for longer. When the tiles are fine, it’s the sensible first step. Private landlords in Alnwickhill must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What we do, step by step
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Alnwickhill, tell us the floor, how the door entry system works and where we can park nearby.
- First, we check for loose or hollow tiles and point out any we find.
- Old grout is raked out to a consistent depth without chipping the tiles.
- The joints are vacuumed and cleaned.
- We fill the joints with new grout, then clean the tiles.
- We reseal the internal corners and edges with silicone.
How to prepare
- Tell us if parking is tricky
- Try not to wet indoor joints just before the visit
- Clear the area around the work
How to get a quote
For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before we start.
Advice
When it isn’t the sealant
We will not take on work that won’t last, so these are the limits:
- Waterproofing that has failed below the tiling
- Cracked or broken tiles
- Movement in a stud wall or floor
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Wet rooms
- Bathroom wall tiles
- Bathroom floors
- Kitchen splashbacks
- Shower walls
- Tiled floors
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Use a squeegee on the tiles after showering
- Rinse soap off the tiles after each shower
- Get any tile that moves checked promptly
- Open a window or run the fan to clear steam
Clean the grout with a mild bathroom cleaner and a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.
Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.
