- Crumbling grout between the tiles
What affects the cost of regrouting
The quote reflects the job in front of us. We look at:
- How many rooms, windows or areas are involved
- When we can work, for business premises
- The size of the job
- Whether there’s mould to deal with
The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that is easy
- The type of property
- If someone has resealed it before
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.
Regrouting for homes and businesses in Kaimes
We take the old grout out to a consistent depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We’re often asked to deal with grout stained black or orange that won’t clean and grout that’s cracking and breaking up, across shower walls, bathroom wall tiles and wet rooms.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Different surfaces, different methods
Kitchen splashbacks
Splashback grout picks up grease and cooking stains. Stained grout is best replaced.
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.
Kaimes questions
Can you help a landlord with a rental near Shawfair station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Do you cover Kaimes for regrouting?
Yes. We work across all of Scotland, and Kaimes is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Can you do several jobs on one visit?
Yes. Just list everything you need and you will get one quote.
What does regrouting cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Is the work guaranteed?
All our work carries a 12-month guarantee.
How long will you be here?
Typically it takes a few hours, or longer for a fully tiled room. Bigger jobs take longer.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Could my grout be a different colour after regrouting?
It can. With the old grout removed, the new colour fills the whole joint, not just the surface.
When to call us in Kaimes
Grout used in corners or along the bath cracks because those joints flex. They need flexible sealant, and if they’re grouted, a crack soon lets water in.
Most people get in touch when they notice something like this:
- Grout washed out of a shower
- Good tiles let down by tired grout
- Corners filled with grout instead of silicone
- Floor grout that has worn and darkened
If you look after a building such as Gracemount High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Regrouting around Kaimes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Letting a property close to Shawfair station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Do not ignore a tile that feels loose
- Open a window or run the fan to clear steam
- Give the walls a quick rinse after use
- Look at the sealant in the corners now and then
A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well to help it dry out.
Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.
Leave it or put it right?
Cleaning products may brighten grout for a time, but mould that has got into grout normally comes back. New grout, with silicone in the corners, deals with the cause. For landlords in Kaimes, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.
Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

How it works
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a shower enclosure, longer for a whole room. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Kaimes, it helps to know the floor, the door entry arrangements and the nearest parking.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Preparing for the visit
- Mention any parking rules near the property
- Let us know if you’ve seen damp or leaks
- Mention any tricky access
