When to call us in Kaimes
Baths and trays settle under load once the home is lived in. A bath sealed empty drops slightly when filled, straining the joint and can tear.
Signs it’s time to call us include:
- Gaps opening as the house dries out and settles
- Sealant work across a run of new homes
- Internal frame sealant that has split
- Sealant applied over dusty or wet surfaces
For new homes near Shawfair station, it’s worth checking the sealant early, while snags are still fresh.
Questions to ask before you book
- How long to leave it before use
- Which sealant they’ll use, and why
- What guarantee comes with the work
- Is VAT in the price?
New build mastic for homes and businesses in Kaimes
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference, because that’s what rushed new-build sealant normally lacks. If you have messy sealant that spoils new finishes and cracked caulk along new skirting, we can put it right, on show homes, bathrooms & en suites and windows & doors alike.
Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. Those joints, and plot mastic for developers, are part of the work we cover in Kaimes.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

- The amount of work
- Mould in or behind the old joints
- The old material and how stubborn it is
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

What new build mastic looks like in Kaimes
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

Why act early in Kaimes
For developers, getting the sealant right first time saves return visits. Every return visit for a failed seal takes time, and they’re avoidable with good preparation. Private landlords in Kaimes must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Why Kaimes customers choose us

The process
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a few hours in a single home, depending on how much there is to do. For a tenement in Kaimes, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- Each joint is checked for movement before any work starts.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Mention any parking rules near the property
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises

Kaimes: your questions answered
Is new build mastic in Kaimes guaranteed?
All our work, in Kaimes and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Can you do new build mastic in Kaimes?
Yes. Our work covers the whole of Scotland, and Kaimes is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures.
Can new sealant go on top of the old bead?
No. New silicone won’t bond to old silicone, so sealing over the top fails quickly. The old sealant always comes out first.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Do you have insurance?
Yes. We’re fully insured, and we can confirm the details when we quote.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
When it isn’t the sealant
It helps to know what we cannot do too:
- Structural cracks in walls or ceilings
- Damaged fittings that need replacing
- Your warranty claim itself, which is between you and the builder
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.
What we seal
- Show homes
- Windows & doors
- Bathrooms & en suites
- Plot handovers
- Kitchens
- Skirting & floors
How to look after the new joints
To keep the joints looking good and working properly:
- Resist patching a failed seal with a tube from the DIY shop
- Check bath and shower seals every few months as the house settles
- Don’t wait for the house to settle if water is getting through
- Photograph failed sealant before it’s redone
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.
Early snagging is easier snagging. Left alone, a small crack can become a leak.
