Mortonhall New Build Mastic
Plot mastic for developers and snagging failed sealant in new homes for householders, landlords and businesses in Mortonhall. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Leaking shower tray seals in a new home
- Cracked caulk along new skirting
- Smeared, uneven beads picked up at snagging
About our new build mastic in Mortonhall
New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. We work on bathrooms & en suites, show homes and kitchens, and people most often call us about sealant that never bonded to the surface and frame joints opening as the plaster dries.
For a place like Mortonhall, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Surface by surface
Skirting and floors
Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk.
Windows and doors
On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.
What happens on the day
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. It usually takes anything from a few hours to several days, depending on the number of plots. Somewhere like Mortonhall may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We go through the snagging list or plot schedule and agree the joints to do.
- Failed or untidy sealant is cut out completely.
- Each joint is cleaned of dust and grit, then primed if required.
- A sealant chosen for each area goes in and is tooled smooth.
- Finally, each room is checked and you’re given the cure time.
How to prepare
- Tell us if parking is tricky
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks

What affects the quote in Mortonhall
The price is agreed before any work begins. It’s based on:
- Whether there’s mould to deal with
- The product the joint needs
- Any working-time requirements on site
- The number and length of the joints
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.
What we need to know
When you contact us, it’s useful to know:
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Look at the sealant regularly in the first couple of years
- Don’t wait for the house to settle if water is getting through
- Wait for the cure time before using a resealed shower
- Clean sealant with mild detergent, not abrasives
Leave the sealant for the cure time we give you before showering or bathing. Silicone is generally left for about a day.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Honest limits
In fairness, there are a few things sealant will not fix:
- Leaks from pipes, valves or wastes, which need a plumber
- Structural cracks in walls or ceilings
- Broken tiles or a split tray
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
