Fire rated sealant in Kaimes, done properly

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, and we can record what went where. If you have gaps where walls meet ceilings or slabs and gaps flagged on a fire risk assessment, we can put it right, whatever the surface.

In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so work in Kaimes can be planned room by room, and out of hours where needed.

Our work is backed for twelve months.

Landlord and commercial work in Kaimes

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Landlords and letting agents in Kaimes can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Don’t paint over fire sealant until it has cured
  • Keep photos of seals that will be hidden
  • Get damaged fire seals looked at promptly
  • Allow for resealing whenever new services are run

Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Questions from Kaimes

Do you cover Kaimes for fire rated sealant?

Yes, Kaimes is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Do Scottish building rules affect fire-rated sealant work in Kaimes?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you tell me which gaps need fire stopping?

No. That is for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.

Can I choose the sealant colour?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Where is Mr Mastic based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

What fire rating will the seal have?

We don’t give ratings or certificates for our work. Your specification sets the requirement, and we apply a product tested for it.

Different surfaces, different methods

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. We clean out dust and debris before sealing.

Flats and HMOs

In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance so residents know what to expect.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours for a handful of gaps, and longer for a whole building, depending on the size of the job. In a city area like Kaimes, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

How to prepare

  • Mention any tricky access
  • Clear items away from the joints we’re working on
  • Mention any sign-in or site rules at work premises

How to get a quote

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.

What we are called out for in Kaimes

Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.

Signs it’s time to call us include:

  • Gaps around pipes and cables through fire-resisting walls
  • Fire seals that have cracked with movement
  • Damaged fire sealant left by other trades
  • Open joints along the top of partitions

If you look after a building such as Gracemount High School, fire-stopping around service openings should be restored whenever new services go in.

What your quote should include

  • Who turns up on the day
  • What the quote includes, VAT included or not
  • Whether you can choose the colour
  • What happens if the job turns out different

Our hiring checklist

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Sign-off of the building, which sits with building control or your assessor
  • Deciding what fire stopping a building needs
  • Large holes that need a different fire-stopping system

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.
