About our remedial sealant in Kaimes
In Kaimes, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. Each is stripped back and done again properly. We work on shrunken worktop sealant, failed movement joints and mouldy bath & shower sealant, and the jobs we see most are sealant applied over old sealant that has lifted and repeat leaks from the same joint.
Kaimes is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.
All our work comes with a one-year guarantee.

What we can’t put right
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Plumbing leaks behind walls or under trays
- Older mastics that may need an asbestos check before removal
- A tray or worktop that needs refixing first
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Remedial sealant around Kaimes
Tenement flats are common across Edinburgh, where a failed seal can soon reach the flat below. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Schools such as Gracemount High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Kaimes is about 3 miles south-east of Edinburgh, in Edinburgh. From the centre of Kaimes to the outskirts, remedial sealant is available for homes and businesses alike, from flats and houses to offices and hotels. Kaimes is one of 175 places in Edinburgh where we work.
Every address in EH16 and EH17 is within our area for remedial sealant, from the main roads to the quietest streets. Streets in the area include Tor Lane, Soutra Road and Mansion Lane, and we cover them all. If you’re just outside Kaimes, we cover Howden Hall (1 mile north), Alnwickhill (1 mile north), Southhouse (1 mile east), Gracemount (1 mile north-east) and Mortonhall (1 mile west). Around Kaimes
Typical jobs here are in homes near Liberton Parish Church and Drum Park. The closest station to Kaimes is Shawfair station, roughly 3.2 miles east. Nearby you’ll also find Craigmillar Castle (2 miles north-east) and Natural History Collections (1.6 miles north). Not far away are Blackford Hill and The New Leaf Co-op.
Different surfaces, different methods
Leaking trays & enclosures
A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.
Worktops & kitchens
A loose worktop splits its sealant. That needs refixing before resealing, and we will tell you if we find it.
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Always have old sealant cut out, not covered
- Keep movement joints clear of mortar and paint
- Run the fan after every shower
- Act on a lifting corner straight away
Clean gently: no scraping, scouring pads or harsh chemicals.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.
Kaimes questions
Can you help a landlord with a rental near Shawfair station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
I’m in a tenement in Kaimes. Could worn sealant affect the flat downstairs?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.
Can you remove old sealant without damaging the bath?
Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can you match the sealant colour?
We will suggest a colour to suit the surroundings. The product needed can limit the range.
Someone resealed my shower and it’s leaking again. Can you help?
Yes, normally. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How it works
On the day, we look over the joints with you first. Surfaces next to the work are protected before we start. The work normally takes a few hours for most joints, depending on how much old sealant has to come out. Inside a flat in Kaimes, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We start by checking the joint for movement, leaks and the reason it failed.
- All the old sealant comes out, including any layers underneath.
- The joint is cleaned, treated for mould and left to dry.
- We use the right backing and sealant for any joint that moves.
- We tool the joint and tell you about anything else that needs attention.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- On commercial sites, let us know about site rules
- Keep pets and children clear of the area while we work

Signs you need remedial sealant in Kaimes
Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.
These are the problems we are asked about most:
- Black mould underneath the bead
- A shower that leaks however often it’s resealed
- Smears and lumps from a botched reseal
- Sealant peeling off a dusty or damp surface
Rented homes near Shawfair station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
