DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

External mastic in Kaimes

For buildings in Kaimes, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. Typical jobs include joints with sealant missing in places and hard, crazed mastic that has stopped moving, across concrete & block, render & cladding joints and copings & trims.

Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. In Kaimes, those joints dry out over time and let water in behind the render or cladding.

You get a 12-month guarantee, the same in Kaimes as everywhere else we work.

What affects the quote in Kaimes

The quote reflects the job in front of us. We look at:

  • The old material and how stubborn it is
  • How many areas need sealing
  • How much there is to do
  • Mould in or behind the old joints

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

Before you ask for a quote, have a think about:

  • The address or postcode of the job
  • The rough size of the job
  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.

Different surfaces, different methods

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.

Leave it or put it right?

Water gets in through a failed movement joint, behind render and cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. For landlords in Kaimes, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Looking after it afterwards

After the cure time, these simple habits help:

  • Avoid pressure-washing directly into sealant joints
  • Deal with leaking gutters that soak the joints below
  • Point out the joints to other trades
  • Check external joints each spring

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead and let water in behind.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

FAQs for Kaimes

Do you cover Kaimes for external mastic?

Yes, Kaimes is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Do you work for landlords with property near Shawfair station?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Is it OK to fill a movement joint with cement?

No. Rigid materials can’t move with the wall and the joint fails. If it has already been filled, we can normally cut it out and reseal it.

What do you need from me for a quote?

Tell us what needs doing and where, plus photos if you have them. We’ll ask anything else we need to know.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Kaimes and the rest of Edinburgh, along with the rest of our area.

When is the sealant fully cured?

Cure times vary by product and the temperature. Before we leave, we will tell you the cure time.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

How it works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours to a few days, depending on the length of joint and the access for a typical job. Inside a flat in Kaimes, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Advice

Do you need external mastic in Kaimes?

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. The joint cannot move, so the wall cracks somewhere else instead.

If you can see any of these, it’s time to have the joints looked at:

  • Failed sealant between panels on a façade
  • Damp patches traced to an open external joint
  • Movement joints with cracked, split or missing sealant
  • Hard, crazed mastic that has stopped moving

Historic houses such as Melville Castle, about 2.5 miles east, show how far back building around Kaimes goes.

What to look for in a quote

  • Who turns up on the day
  • Are they insured?
  • What preparation is included
  • Whether they seal over old material or remove it

Kaimes buildings and the weather

Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Schools such as Gracemount High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Shawfair station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.
