Fire rated sealant in Gracemount

How we handle fire rated sealant in Gracemount

Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. We are often asked to deal with holes left by a change of layout and fire seals that have cracked with movement, across linear gaps, pipe & cable gaps and plasterboard & masonry.

In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. For a building in Gracemount, the job might be washroom resealing or fire-rated sealant around service openings.

You get a one-year guarantee, the same in Gracemount as everywhere else we work.

Gracemount questions

Can you help a landlord with a rental near Shawfair station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

How do Scotland’s building regulations apply to fire-rated sealant in Gracemount?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you tell me how many minutes the seal will last?

That isn’t something we state or certify. Your specification sets the requirement, and we fit a product whose tested details meet it, recording the locations and products.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Is there a guarantee?

Yes, always. Each job is guaranteed for twelve months, wherever you are.

What’s the difference between intumescent and fire-rated sealant?

Intumescent describes a material that swells in heat. Intumescent sealants are a type of fire-rated sealant, and the choice depends on the gap.

Why deal with it now?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the work involved is often modest. Private landlords in Gracemount must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What affects the cost of fire rated sealant

We quote each job individually. These are the things that affect it:

  • Access and height
  • The product the joint needs
  • The size of the job
  • When we can work, for business premises

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

To help us quote quickly, please include:

  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Check risers, ceiling voids and cupboards during building checks
  • Keep photos of seals that will be hidden
  • Make resealing part of every contractor’s brief

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole and the job gets bigger.

When something else is needed

We will always be straight with you, so here’s what sealant can’t fix:

  • Problems with the door itself rather than the gap around the frame
  • Walls or floors that weren’t built to resist fire
  • Big openings where sealant alone is not the tested solution

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Plasterboard & masonry
  • Flats & HMOs
  • Linear gaps
  • Pipe & cable gaps
  • Service penetrations
  • Door frames

How it works

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on how many gaps there are. For a tenement in Gracemount, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your files.

Before we arrive

  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children

Advice

What fire rated sealant looks like in Gracemount

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

Do you need fire rated sealant in Gracemount?

Much fire stopping is hidden: above ceilings, inside risers and behind panels. Out of view, damage sits unnoticed until someone inspects.

Common reasons people contact us are:

  • Gaps flagged on a fire risk assessment
  • Fire stopping disturbed by later work
  • Open holes round services passing through fire walls
  • Old fire sealant that has split or come away

Letting a property close to Shawfair station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

10 questions to ask before booking

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
