Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • File the fire-stopping record where your assessor can find it
  • Flag any open gap you spot round a pipe or cable
  • Make resealing part of every contractor’s brief
  • Ask which product was used before you paint

Keep the record we give you with the building’s fire safety documents. It saves time at the next inspection or assessment.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is normally a straightforward job.

Fire rated sealant for homes and businesses in Old Town

Deciding which gaps need fire stopping isn’t our role; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We are often asked to deal with gaps flagged on a fire risk assessment and gaps around pipes and cables through fire-resisting walls, across flats & HMOs, service penetrations and pipe & cable gaps.

In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. In Old Town, that can mean resealing washrooms room by room or fire-rated sealant around pipes and cables in common areas.

All our work is covered by our 12-month guarantee.

How the job changes by surface

Door frames

We deal with the gap around the frame, not the door. The door leaf, its seals and closer need a door specialist, and we’ll say if we spot a problem with them.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

Old Town questions

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you work in Old Town?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Old Town.

Do you seal gaps around fire door frames?

Yes. We often seal open gaps hidden behind the architrave. Doors, seals and closers need a door specialist.

Will you assess my building’s fire safety?

No. That’s for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What happens if it’s left?

Fire-rated sealants need more care than everyday sealant. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Why us?

  • Anti-fungal silicone where joints get wet
  • Any old sealant cut out fully, not covered over

Signs you need fire rated sealant in Old Town

Gaps also open up as buildings move: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.

Common reasons people contact us include:

  • Ordinary sealant used where a fire-rated product was needed
  • Damaged fire sealant left by other trades
  • Unsealed gaps where pipes and cables go through a wall
  • Open joints along the top of partitions

If you look after a building such as Tollcross Primary School, fire-stopping around service openings should be restored whenever new services go in.

What affects the cost of fire rated sealant

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any working-time requirements on site
  • How much there is to do
  • Which sealant suits the joint
  • The number of rooms or windows

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

What to tell us for a quote

When you call or email, these details help:

  • The type of property
  • How we’d reach the joints
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job.

How it works

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on how many gaps there are from start to finish. Inside a flat in Old Town, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Locations and products are noted so you have them on file.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky
  • Clear the area around the work
