Commercial sealant in Old Town
Landlords and agents with several properties can have bathrooms and kitchens resealed between tenancies. Several addresses can be quoted together. If you have rental bathrooms that need resealing between tenants and washroom sealant that looks dirty however often it’s cleaned, we can put it right, on retail & leisure sites, student & care accommodation and hotel bathrooms alike.
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. In Old Town, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.
Big or small, it’s backed by our 12-month guarantee.

Different surfaces, different methods
Welfare facilities
Busy staff showers wear sealant out quickly. Anti-fungal sanitary silicone is used throughout, including accessible wet rooms.
Student & care accommodation
Halls and care homes often have many near-identical bathrooms. We agree a programme and work through them steadily.
Common problems we fix in Old Town
Wet rooms and accessible showers are designed for the whole floor to get wet, so floor-to-wall joints take standing water. Any split there can let water through quickly.
It’s worth asking for a quote if you see:
- Silicone laid over old silicone by a previous contractor
- Joints that need doing before an inspection or audit
- Whole floors of tired en suites
- Rental bathrooms that need resealing between tenants
If you look after a building such as Tollcross Primary School, busy washrooms and kitchens can be resealed in phases so they stay open.

What else we do in Old Town
For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
The process
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a single washroom, longer for a whole building. In a city area like Old Town, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- We agree a programme with you: which rooms, in what order, at what times.
- We go through your site’s paperwork needs, such as RAMS, before work begins.
- In each room, the old bead comes out and the joint is cleaned and treated.
- We reseal with the right product for each joint.
- Rooms are handed back in order, each with its cure time.
Before we arrive
- Keep children and pets away from the work area
- For indoor joints, keep the area dry beforehand if you can
- Clear the area around the work

Related advice
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What sealant work cannot fix
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- A broken extractor fan behind the mould problem
- Certifying fire stopping or building compliance
- Faulty shower valves and leaking traps
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Your questions about commercial sealant in Old Town
Do you work for hotels and guest houses in Old Town?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Can you do commercial sealant in Old Town?
Yes. Our work covers the whole of Scotland, and Old Town is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
How soon can a room be used after resealing?
Most areas can be used after around 24 hours. Each room is handed back with the cure time for the product used.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
