Remedial sealant & repairs in Old Town, Edinburgh
Specialist remedial sealant for Old Town: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Beads that never stuck properly
- Torn expansion joints
- Sealant applied over old sealant that has lifted
Aftercare tips
Aftercare is simple:
- Keep an eye on the ceiling below the bathroom
- Keep movement joints clear of mortar and paint
- Run the fan after every shower
- Do not add new sealant on top of old
Clean gently: no scraping, scouring pads or harsh chemicals.
A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
Remedial sealant for homes and businesses in Old Town
A joint that keeps letting you down needs more than another bead. It helps to have pictures when you drop us a line at info@mrmastic.co.uk. We work on expansion joints, mouldy bath & shower sealant and leaking tray & enclosure joints, and common reasons people get in touch are mould trapped under a layer of silicone and products that weren’t meant for the joint.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Do you need remedial sealant in Old Town?
Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.
Keep an eye out for any of the following:
- Sealant that came away because the surface wasn’t prepared
- Torn expansion joints
- Smears and lumps from a botched reseal
- Over-sealed joints coming away
Schools such as Tollcross Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What remedial sealant looks like in Old Town
Old Town is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Letting a property close to Edinburgh Waverley station? Then botched sealant from a previous quick fix is easier to strip out between tenants. In the older streets around Augustine Congregational Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Old Town is about 1 mile north-east of Edinburgh, in Edinburgh. We carry out remedial sealant for homeowners, landlords and businesses in Old Town, as part of our work across Edinburgh. Old Town is one of 175 places in Edinburgh we cover for remedial sealant.

Your questions about remedial sealant in Old Town
Do you take on hotel work around Old Town?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
I’m in a tenement in Old Town. Could worn sealant affect the flat downstairs?
Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
What if the leak isn’t the sealant?
Then we explain what we have found. You may need a plumber or bathroom fitter before any new sealant goes on.
Do you fix expansion and movement joints?
Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.
Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Can you match the sealant colour?
In most cases you can choose. We will tell you which colours the right product comes in.
How much does remedial sealant cost in Old Town?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.
What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on how many layers have to come out. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Old Town, tell us the floor, how the door entry system works and where we can park nearby.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Move anything stored near the joints
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any leaks or damp you’ve noticed

What we can’t put right
We won’t take on work that won’t last, so here’s what sealant cannot put right:
- A leaking trap, valve or supply pipe
- Movement from fittings that aren’t supported
- Tiles that have come away from the wall
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Different surfaces, different methods
Over-sealed & botched joints
Botched joints sometimes have damaged edges from earlier scraping. We work carefully to avoid adding to it, and point out any existing damage.
Windows & doors
Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
For landlords and businesses
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
