Remedial sealant near Holyrood

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How we handle remedial sealant in Holyrood

If a joint has been resealed and is leaking again, it’s worth a proper look. Send pictures when you email us at info@mrmastic.co.uk. If you’re dealing with a shower that leaks however often it’s resealed and products that weren’t meant for the joint, we can put it right, whatever the surface.

From stone-built tenements to new flats and suburban houses, Holyrood is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

Whatever the size of the job, it’s backed by our 12-month guarantee in Holyrood and across Edinburgh.

How the visit works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a typical bath or shower, longer where several layers have been applied. In a city area like Holyrood, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

Before we arrive

  • Mention if the joints have been sealed before
  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive

How the job changes by surface

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath.

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.

What we cannot put right

In fairness, there are a few things sealant won’t fix:

  • Failed tanking or loose tiles behind the sealant
  • A leaking trap, valve or supply pipe
  • A bath, tray or worktop that moves until it’s properly fixed

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints
  • Leaking tray & enclosure joints

Do you need remedial sealant in Holyrood?

How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, cannot flex, so it tears when the joint moves. Backing sets the depth and stops that.

Look out for any of the following:

  • Smears and lumps from a botched reseal
  • Torn expansion joints
  • Leaks that keep coming back after resealing
  • Mould trapped under a layer of silicone

For an older house near a landmark such as St Cuthbert's Church, walls and floors in older homes can move, and sealant and grout show it first.

What to look for in a quote

  • How long to leave it before use
  • The length of the guarantee

  • What happens if they find a problem under the old sealant

Holyrood homes and their sealant

Holyrood is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.

Managing a site like Old Royal High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Edinburgh Waverley station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Holyrood is about 1 mile north-east of Edinburgh, in Edinburgh. Every kind of property in Holyrood can book us for remedial sealant, old or new, large or small. The work is guaranteed for a year. Across Edinburgh, we cover 175 places, Holyrood among them.

What happens if it’s left?

DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. Private landlords in Holyrood must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

Your questions about remedial sealant in Holyrood

Do you take on hotel work around Holyrood?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Can a failed shower seal in a tenement flat in Holyrood leak into the flat below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Do you offer different sealant colours?

Yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before we start.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What affects the quote in Holyrood

Jobs vary more than people expect. What affects the quote:

  • The amount of work
  • Whether there’s mould to deal with
  • The product the joint needs
  • How easy the joints are to reach

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What we need to know

There’s no need for technical detail. Just tell us:

  • The type of property
  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
