Canongate Fire Rated Sealant
Problem with your fire-stopping gaps in Canongate? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Gaps left after a refit or conversion

- Gaps around pipes and cables through fire-resisting walls
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Fire rated sealant in Canongate, done properly
Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. Each gap is sealed to the product maker’s tested detail for its size and substrate, with a record of the products and locations if you need one. Common call-outs are for gaps around pipes and cables through fire-resisting walls and damaged fire sealant left by other trades, across linear gaps, service penetrations and door frames.
In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. In Canongate, that can mean resealing washrooms room by room or fire-rated sealant around pipes and cables in common areas.
There’s a 12-month guarantee on every job, large or small.

Leave it or put it right?
Squirting in whichever sealant is nearest does not make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, so both the product and the method matter. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Commercial buildings in Canongate
If you run a hotel, guest house or holiday let in a coastal place like Canongate, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. There are hotels and other places to stay in and around Canongate. Hotel work can be planned room by room, with out-of-hours working where needed.
If you look after a building such as Old Royal High School, fire-stopping around service openings should be restored whenever new services go in. Canongate questions
Do you work in hotels near Canongate?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Is there any odour?
Some sealants have a smell while they cure. Opening a window helps.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Can you match the sealant colour?
Usually, yes. White, clear and grey are common, and other colours are available, and we’ll agree it with you first.
Are you fully insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What does intumescent mean?
Fire-rated is the broad term for sealants tested for fire stopping. Intumescent ones swell in heat, and they’re one option among several. The specification and the tested detail decide which is used.
How to look after the new joints
Aftercare is simple:
- Check whether a sealant can be painted before decorating over it
- Never patch a fire seal with standard sealant
- Report cracked or damaged seals as soon as you notice them
- Look in service cupboards and ceiling voids from time to time
Look at the sealed gaps as part of your routine walk-rounds. Watch for cracking, gaps or seals that have been disturbed and get them seen to.
An open gap is not only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
What we’re called out for in Canongate
If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it is not installed as tested. We see plenty of fire stopping that was hurried, especially where it was squeezed in at the end of a project.
Look out for any of the following:
- Gaps around pipes and cables through fire-resisting walls
- Gaps flagged on a fire risk assessment
- Gaps filled with a product that isn’t fire-rated
- Unsealed gaps around fire door frames
Letting a property close to Edinburgh Waverley station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.
What your quote should include
- The length of the guarantee
- Whether all the old sealant comes out first
- Which colour the sealant will be
- When the joint can take water or movement
When it is not the sealant
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Sign-off of the building, which sits with building control or your assessor
- Big openings where sealant alone isn’t the tested solution
- Doors that are not fire doors in the first place
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes from a few hours to a few days, depending on the number of gaps and the access and we leave things clean and tidy. Parking in city streets around Canongate can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed.
- The specified fire-rated sealant goes in over any backing its detail requires.
- Every location is recorded with the product used for your records.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Tell us if parking is tricky

What affects the cost of fire rated sealant
There’s no set price list, because no two jobs are the same. The quote depends on:
- How many rooms, windows or areas are involved
- The old material and how stubborn it is
- Which sealant suits the joint
- The number and length of the joints
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- Roughly how big the job is
- Where the job is, and your postcode
For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.
