Canongate questions
Can you help a landlord with a rental near Edinburgh Waverley station?
Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
How is work on the outside of a tenement in Canongate usually arranged?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t, and we can quote for the factor or the owners directly.
Can a conservatory leak be sealed?
In many cases, as long as sealant is the cause. We find where the water gets in first before any sealing.
Do you replace glass?
No. We renew the sealant. Glass and sealed units need a glazier.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
What happens if it’s left?
If the problem is a misted unit or a broken panel, sealant will not help. We’ll tell you that rather than seal it anyway, so you can call the right trade. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
Doing several joints on one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.
Why us?
- Experience in homes, commercial sites and hotels
- We agree the colour with you first
- Full insurance on every job
- Colour picked to suit the job
Read our cost guide and customer reviews.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What we’re called out for in Canongate
Heat and cold make glass and frames move at different rates. Over years, that movement tears the silicone.
People usually contact us when they notice one of these:
- Shower screens leaking along the wall or tray
- Failed joints on frameless glass
- Sealant that was laid over old silicone and failed
- Drips on the inside of a conservatory window
Rented homes near Edinburgh Waverley station change hands often, and a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
Questions to ask before you book
- How long the guarantee is
- When the joint can take water or movement
- How the surfaces are prepared before sealing
- Which colour the sealant will be
What sealant work cannot fix
In fairness, there are a few things sealant will not fix:
- A broken pane or roof panel
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
- A sagging or failing conservatory roof
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Frames and glazing around Canongate
Canongate is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on glazing joints and frame seals, especially on the side facing the sea. With historic houses such as Whitefoord House (about 0.1 miles north-east) nearby, there’s older building stock in the area around Canongate as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
Homes close to Kirk of the Canongate include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Managing a site like Old Royal High School? Then the mastic around its windows and doors needs looking after like any other building’s.

Surface by surface
Conservatory frames
Conservatory frame joints are a common source of leaks. We cut out the old sealant and reseal.
Shower screens
Most shower screen leaks come from the wall or tray joint. Both are resealed with anti-fungal silicone.
How to look after the new joints
Aftercare is simple:
- Keep harsh solvents off the silicone
- Use a gentle glass cleaner and a soft cloth
- Get a new leak looked at quickly
- Wipe the screen down after showering
Look over the glazing joints every year or so. Spotting a crack early means a simpler fix, before water gets in.
Conservatory leaks rarely stay small. Water runs along frames and down walls so it’s best dealt with straight away.
What we do, step by step
At the end, we look at the finished work together. The work normally takes anything from an hour or two to most of a day, depending on the size of the job, depending on the size of the job. Inside a flat in Canongate, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We look at the glazing and agree which joints need resealing.
- Old sealant is removed from the glass and frame.
- We clean and prepare the joint.
- We apply and tool the new silicone.
- We inspect the work and test it where we can.
Getting ready for the visit
- Keep children and pets away from the work area
- Clear items away from the joints we’re working on
- On commercial sites, let us know about site rules
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
