Signs you need fire rated sealant in Lauriston
Much fire stopping is hidden: above ceilings, inside risers and behind panels. Out of view, damage sits unnoticed until someone inspects.
Keep an eye out for any of the following:
- Cracked or shrunken fire-rated sealant
- Standard silicone or caulk in a fire-stopping gap
- Gaps around pipes and cables through fire-resisting walls
- Door frames with gaps between frame and wall
Schools such as Edinburgh School of Architecture and Landscape Architecture are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.
What your quote should include
- Which sealant they’ll use, and why
- What happens if the job turns out different
- Which colour the sealant will be
- How long to leave it before use
Fire rated sealant in Lauriston
We often work from an action list drawn up by a fire risk assessor for buildings in Lauriston. If you share the list, we can quote for the gaps that need fire-rated sealant. We work on door frames, flats & HMOs and linear gaps, and the jobs we see most are fire stopping disturbed by later work and unsealed gaps around fire door frames.
In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. For a building in Lauriston, the job might be washroom resealing or fire-rated sealant around service openings.

Why it’s worth doing now in Lauriston
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the work involved is often modest. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Lauriston, damp can travel a long way before it shows.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Openings too large for sealant, which need batts, boards or another system
- Certifying a building or signing off its fire safety
- Fire risk assessments, which need a qualified assessor
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on how many gaps there are, and the area is left clean. Inside a flat in Lauriston, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Where the tested detail needs backing or fill, we fit it.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- Locations and products are noted so you have them on file.
Getting ready for the visit
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks

How the job changes by surface
Masonry and concrete
Masonry is dusty and porous, so preparation matters. We brush and vacuum the gap and use backing where the detail needs it before the sealant goes in.
Door frames
A door can only do its job if the gap behind its frame is sealed too. We fill it with a fire-rated product suited to the materials either side.
Your questions about fire rated sealant in Lauriston
I let a flat near Edinburgh Waverley station. Can you help?
Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Do Scottish building rules affect fire-rated sealant work in Lauriston?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Can I choose the sealant colour?
In most cases you can choose. We will tell you which colours the right product comes in.
Can you give us a record of the work?
Yes. You get a list of where we worked and what we used to keep with your fire safety documents.
Do you guarantee your work?
Yes, always. Each job is guaranteed for twelve months, large or small.
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
What fire rated sealant looks like in Lauriston
If you run a hotel, guest house or holiday let in a coastal place like Lauriston, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.
If you look after a church, hall or community building such as Lauriston Church, older buildings that have had new heating or wiring often have service gaps worth checking. If you let a flat or house near Edinburgh Waverley station, any gap left by new services in shared walls should be closed with a fire-rated product.

How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Take pictures of fire stopping before ceilings or boxing go back
- Never patch a fire seal with standard sealant
- Include fire stopping when you schedule refits
- Store the list of sealed gaps with your building paperwork
Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.
An open gap isn’t only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
