If you share the list, we can quote for the gaps that need fire-rated sealant. DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Surface by surface
Plasterboard walls
In plasterboard walls, the condition of the board edge matters. Loose material is removed so the sealant has a firm edge.
Flats and HMOs
In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance.
What we’re called out for in The Grange
Gaps around door frames are easily missed. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.
Signs it’s time to call us include:
- Open holes round services passing through fire walls
- Seals cut through by electricians, plumbers or data installers
- Gaps flagged on a fire risk assessment
- Old fire sealant that has split or come away
Letting a property close to Edinburgh Waverley station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for.

How the visit works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes a few hours for a handful of gaps, and longer for a whole building. Parking in city streets around The Grange can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your files.
Getting ready for the visit
- Mention any tricky access
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work

Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Ask which product was used before you paint
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Store the list of sealed gaps with your building paperwork
- Check risers, ceiling voids and cupboards during building checks
Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some can’t and we’ll tell you which one you have.
Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.
Commercial buildings in The Grange
If you run a hotel, guest house or holiday let in a coastal place like The Grange, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. There are hotels and other places to stay in and around The Grange. Hotel work can be planned room by room, with out-of-hours working where needed.
Community buildings like St Catherine's Argyle Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. If you look after a building such as Sciennes Primary School, service openings in fire-resisting walls need checking after any refurbishment.

What sealant work cannot fix
To be straight with you, some problems need a different trade:
- Deciding what fire stopping a building needs
- Construction that does not provide fire resistance on its own
- Doors that aren’t fire doors in the first place
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Questions from The Grange
Do you take on hotel work around The Grange?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Do you work for landlords with property near Edinburgh Waverley station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can you tell me how many minutes the seal will last?
We do not give ratings or certificates for our work. Your specification sets the requirement, and we fit a product whose tested details meet it, recording the locations and products.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
Where are you based?
Mr Mastic is based in Crawley. We cover The Grange and the rest of Edinburgh, along with the rest of our area.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient.
