The Grange Glazing Silicone
Our applicators work in The Grange on glazing silicone for conservatories, rooflights, glass panels and shower screens. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Black or yellowed silicone on glass joints
- Water running down inside the glass
- Sealant that was laid over old silicone and failed
How the visit works
On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. For a tenement in The Grange, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- We find where water is getting in and check whether it’s a sealant joint.
- Old silicone is cut away from the glass and frame without scratching either.
- The glass and frame are cleaned and degreased.
- Glazing silicone suited to the joint is applied and tooled.
- We look over every joint and, where we can, test it with water.
Before we arrive
- Keep children and pets away from the work area
- On commercial sites, let us know about site rules
- Let us know about earlier repairs to the joints

How we handle glazing silicone in The Grange
Glass and frames expand and contract differently, so the sealant between them does a lot of work. When it cracks or lets go, water gets in. We replace it with a glazing silicone that suits the glass and frame. We work on glass balustrade bases, shower screens and glass-to-glass joints, and the jobs we see most are new silicone smeared over old sealant and drips on the inside of a conservatory window.
Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. In The Grange, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.

Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What affects the cost of glazing silicone
For a quick quote, just ask. What matters most is:
- The product the joint needs
- Access and height
- How many rooms, windows or areas are involved
- Any working-time requirements on site
Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Helping us quote
What to tell us when you ask for a quote:
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
- Photos by email, if that is easy
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.

Questions from The Grange
How is work on the outside of a tenement in The Grange usually arranged?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t.
Does the coastal weather in The Grange affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Do you come to The Grange?
Yes. We cover The Grange and the rest of Edinburgh, as part of our work across South East England, London and Scotland. For a quote, email us at info@mrmastic.co.uk.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Is balustrade sealant something you do?
We can. We cut out the failed sealant and reseal the base joint using a sealant that suits the materials.
Is a special sealant needed for glass?
We pick a glazing silicone to suit the materials. Neutral-cure products suit most glass and frames, as some acetoxy types can attack certain metals.
Where is Mr Mastic based?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
Windows and doors in The Grange
The Grange is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. For listed homes and conservation areas, check with the council before changing how windows or walls look.
If you live in an older home near St Catherine's Argyle Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Edinburgh Waverley station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Don’t leave a drip for the next storm
- Open vents or windows to let moisture out
- Stick to mild cleaners on glass
- Clear the conservatory gutters regularly
Squeegee a shower screen after each shower and keep the room ventilated. It helps stop mould getting into the silicone.
Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part and we’ll find out which.
Do you need glazing silicone in The Grange?
New silicone over old silicone won’t bond. Many failed joints we see have been topped up rather than cut out leaving a path for water.
Keep an eye out for these signs:
- Leaks where conservatory glass meets the frame
- Leaking glazing joints on a rooflight
- A quick top-up bead that didn’t last
- Water escaping where a screen meets the wall
Schools such as Sciennes Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Honest limits
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Rotten or badly damaged frames
- A sealed unit that has misted inside
- Cracked or broken glass
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Why it’s worth doing now in The Grange
Dealing with a leaking shower screen early protects the floor and ceiling. Water from a failed joint can soak into the floor before it shows. Private landlords in The Grange must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
