Window mastic in The Grange, done properly

Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. To get one, email us at info@mrmastic.co.uk with the number of frames and any access details for window mastic in The Grange. We work on aluminium frames, composite doors and window sills, and people most often call us about damp patches on the reveal after heavy rain and leaking joints at the ends of sills.

Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. For a flat in The Grange, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.

Every job comes with our one-year guarantee, wherever you are in Edinburgh.

Different surfaces, different methods

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. We’ll point out any rot we find, as that’s a job for a joiner.

Composite doors

Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. We match the colour to the frame.

What happens on the day

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes most of a day for a typical house, less for a few frames. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In The Grange, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Advice

Signs you need window mastic in The Grange

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

These are the problems we are asked about most:

  • A bead that doesn’t match the frame
  • Cracked internal joints between frame and plaster
  • Cracked or shrunken mastic around the frame
  • Draughts coming in around windows and doors

Homes close to St Catherine's Argyle Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What to look for in a quote

  • Whether the sealant suits the joint
  • What the cure time is
  • Whether they seal over old material or remove it
  • What the quote includes, VAT included or not

How to choose a mastic man

Looking after it afterwards

Looking after new joints is easy:

  • Walk round the house once a year and look at the joints
  • Keep paint and stain on wooden frames in good order
  • Do not aim a pressure washer at the joints
  • Make sure the drainage slots aren’t blocked

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Questions from The Grange

Is window mastic in a coastal place like The Grange any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Do you work for landlords with property near Edinburgh Waverley station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Will resealing my frames help with draughts?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Where do you work from?

Mr Mastic is based in Crawley. We cover The Grange and the rest of Edinburgh, along with the rest of our area.

How much does window mastic cost in The Grange?

Size, access and the old material all affect the cost. Call for a quick quote.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Why act early in The Grange

Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we’ll say so. For landlords in The Grange, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Why us?

  • You choose the colour before work begins
  • Fully insured
  • Quality sealants from Arbo and Everbuild
  • Approved under the ARBOMaster scheme

Frames and glazing around The Grange

The Grange is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, and many buildings use a factor to arrange it. Windows generally belong to the flat, but the title deeds have the final say.

For landlords with property near Edinburgh Waverley station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For site and facilities teams at buildings such as Sciennes Primary School, the mastic around its windows and doors needs looking after like any other building’s.
