Old Town questions

I let a flat near Edinburgh Waverley station. Can you help?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Old Town in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Old Town is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Do you work for developers?

Yes. We take on second-fix sealant work across new plots. Good preparation keeps snagging to a minimum.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

Is there a guarantee?

Yes, for a year. If anything is not right with the work within the year, let us know and we’ll sort it.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Should I wait before resealing?

That depends on the joint. Failed seals in wet areas need doing now, but cosmetic gaps can wait for movement to slow.

About our new build mastic in Old Town

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference, because that is what rushed new-build sealant usually lacks. We work on plot handovers, skirting & floors and kitchens, and people most often call us about cracked caulk along new skirting and internal frame sealant that has split.

Scotland’s cities are still adding new flats and houses, and in new homes, sealant and floor joints are often among the first snags, in Old Town as anywhere.

All our work is covered by a one-year guarantee.

What affects the quote in Old Town

The price is agreed before any work begins. It’s based on:

  • The number of rooms or windows
  • Whether there’s mould to deal with
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • Pictures of the joints, sent by email
  • The address or postcode of the job
  • Roughly how big the job is

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, drop us a line at info@mrmastic.co.uk.

New homes and floors in Old Town

Old Town is within about 2 miles of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

If you’ve bought a new home near Edinburgh Waverley station, the sealant around baths, showers and frames is worth checking in the first year or two. In and around Old Town, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Why it’s worth doing now in Old Town

A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. A lasting seal starts with removing the old one completely. In a tenement flat in Old Town, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

When it isn’t the sealant

Sealant is not the answer to every problem, and we will tell you before we start. It will not solve:

  • Settlement cracks that need a surveyor
  • Leaks from pipes, valves or wastes, which need a plumber
  • A tray or bath that isn’t properly supported, until it’s fixed

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Skirting & floors
  • Plot handovers
  • Show homes
  • Kitchens
  • Windows & doors
  • Bathrooms & en suites

Keeping the joints in good condition

So the new joints stay in good condition:

  • Clean sealant with mild detergent, not abrasives
  • Keep photos and emails about snagging items
  • Avoid running a DIY bead over the old one
  • Put sealant faults on your snagging list early

Do not stand on the bath edge or the lip of the tray. If a bath or tray moves when you stand in it, get it looked at.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

For anyone letting property in or around Old Town, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

How the job changes by surface

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. They get a flexible, water-resistant sealant.

Windows and doors

On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.

What happens on the day

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most snagging lists, longer for a run of plots. For a tenement in Old Town, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. Each joint is checked for movement before we start.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

How to prepare

  • Clear items away from the joints we’re working on
  • Let us know about earlier repairs to the joints
  • Let us know about stairs, lifts or work at height
