Glazing silicone in Drylaw

Sealant on glazing does not last for ever. Weather and movement take their toll and cracked joints let water in. Renewing it keeps glazing joints doing their job. We work on rooflights, conservatory frames and shower screens, and people most often call us about a quick top-up bead that didn’t last and drips on the inside of a conservatory window.

Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. Whether you are in a tenement flat or a house in Drylaw, the joint between frame and wall is what keeps the weather out.

You get a 12-month guarantee, the same in Drylaw as everywhere else we work.

What we do, step by step

When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work usually takes a few hours, depending on how many joints need doing. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Drylaw, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Keep children and pets away from the work area
  • Tell us about any previous sealing or DIY attempts

Common questions in Drylaw

How do repairs to the shared parts of a tenement in Drylaw get organised?

The owners of the flats normally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Windows often belong to the individual flat, but it’s worth checking your deeds.

Is glazing silicone in a coastal place like Drylaw any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Which silicone is used for glass joints?

A neutral-cure glazing silicone that suits the glass and frame. In bathrooms, we use anti-fungal silicone.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Where is Mr Mastic based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Do you work in Drylaw?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Drylaw.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

How we quote for glazing silicone

We quote each job individually. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • How much there is to do
  • Mould in or behind the old joints
  • How many areas need sealing

Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Helping us quote

What to tell us when you ask for a quote:

  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • A few photos by email, if you can
  • The problem you’ve noticed

We quote each job on its own, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job and send pictures if you have them.

Drylaw homes and the weather

Drylaw is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around St Columba's Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in. For site and facilities teams at buildings such as Craigroyston Community High School, its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Haymarket station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Why act early in Drylaw

A quick bead over the old sealant might stop a drip for a while, but silicone doesn’t stick to silicone and water soon finds its way back. Cutting out and resealing properly lasts. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Wipe the screen down after showering
  • Stick to mild cleaners on glass
  • Don’t leave a drip for the next storm
  • Avoid strong solvents on or near the sealant

Avoid scraping near the new silicone when cleaning the glass. A soft cloth or sponge is best.

Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below long before you see it.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
