Common questions in Drylaw

Do you take on hotel work around Drylaw?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

How do Scotland’s building regulations apply to fire-rated sealant in Drylaw?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Is standard sealant good enough for a fire gap?

No. Ordinary silicone, caulk or foam is not tested as fire stopping. If it’s been used, we remove it and use the right product.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Do you provide details of the products used?

Yes. We record the locations we’ve sealed and the products used.

What’s the difference between intumescent and fire-rated sealant?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all and which one is used depends on the job.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Fire rated sealant in Drylaw, done properly

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, with a record of the products and locations if you need one. We work on plasterboard & masonry, flats & HMOs and service penetrations, and common reasons people get in touch are fire stopping disturbed by later work and standard silicone or caulk in a fire-stopping gap.

In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so work in Drylaw can be planned room by room, and out of hours where needed.

Big or small, you get the same one-year guarantee.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What fire rated sealant looks like in Drylaw

If you run a hotel, guest house or holiday let in a coastal place like Drylaw, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

If you look after a building such as Craigroyston Community High School, gaps opened by contractors for new cabling are a common finding in schools and offices. Community buildings like St Columba's Parish Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

What we cannot put right

It helps to know what we can’t do too:

  • Assessing a building’s fire safety
  • Large holes that need a different fire-stopping system
  • Doors that aren’t fire doors in the first place

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Linear gaps
  • Pipe & cable gaps
  • Service penetrations
  • Door frames
  • Flats & HMOs
  • Plasterboard & masonry

Common problems we fix in Drylaw

Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk where a fire-rated seal was needed. It looks sealed, but it isn’t fire-rated.

If you can see any of these, it’s time to have the joints looked at:

  • Unsealed gaps where pipes and cables go through a wall
  • Linear gaps at the head of walls
  • Seals cut through by electricians, plumbers or data installers
  • Gaps filled with a product that is not fire-rated

Letting a property close to Haymarket station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Questions to ask before you book

  • Which colour the sealant will be
  • What insurance they hold
  • What the cure time is
  • What product goes in the joint

Our hiring checklist

Leave it or put it right?

Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job and needn’t wait for anything else. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.

Why us?

  • Full insurance on every job

What we do, step by step

We work through the job in order: protect, prepare, seal, tidy. Typically it takes anything from a few hours to several days, depending on how many gaps there are and we leave things clean and tidy. Parking in city streets around Drylaw can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. We record the locations and products used for your records.

Getting ready for the visit

  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks
  • Where the joints are inside, avoid wetting them before we arrive

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Flag any open gap you spot round a pipe or cable
  • Never patch a fire seal with standard sealant
  • Keep the record of products and locations with your fire safety documents
  • Include fire stopping when you schedule refits

Keep the record we give you with the building’s fire safety documents. It saves time at the next inspection or assessment.

An open gap isn’t only a fire issue: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
