What the job involves on each surface

Glass-to-glass joints

Silicone joins glass panels in many frameless designs. We reseal with a suitable glazing silicone.

Conservatory frames

Leaks often start where the frame meets the wall. We cut out the old sealant and reseal.

How we handle glazing silicone in Willowbrae

Glazing silicone is a maintenance item. Weather and movement take their toll, and once it cracks, water follows. Renewing it keeps glazing joints doing their job. Common call-outs are for water running down inside the glass and a quick top-up bead that didn’t last, on conservatory frames, glass-to-glass joints and shower screens.

In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. For a flat in Willowbrae, access is the first thing to plan.

Our work is backed for twelve months.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Quotes for glazing silicone in Willowbrae

Jobs vary more than people expect. What affects the quote:

  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • Whether there’s mould to deal with

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Any access issues, like height or stairs
  • The problem you’ve noticed
  • Photos by email, if that’s easy
  • The type of property

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, email us at info@mrmastic.co.uk.

Honest limits

Sealant is not the answer to every problem, and we will tell you before we start. It will not solve:

  • Rotten or badly damaged frames
  • Failed flashing around a conservatory
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Glass balustrade bases
  • Conservatory frames
  • Glass-to-glass joints
  • Shower screens
  • Rooflights

FAQs for Willowbrae

How do repairs to the shared parts of a tenement in Willowbrae get organised?

Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you replace glass?

No. We renew the sealant. Glass and sealed units need a glazier.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in.

Can a conservatory leak be sealed?

In many cases, as long as sealant is the cause. We find where the water gets in first, so you know what you’re paying for.

Do you reseal glass shower screens?

Yes, we do these often. The screen is resealed with anti-fungal silicone suited to bathrooms.

Do you offer different sealant colours?

In most cases you can choose. We will explain which colours are available.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Willowbrae homes and the weather

Willowbrae is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. For listed homes and conservation areas, check with the council before changing how windows or walls look.

Schools such as Holy Rood High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as Willowbrae Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Edinburgh Waverley station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours, depending on how many joints need doing and we leave things clean and tidy. In a city area like Willowbrae, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Before we arrive

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we are working on

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Avoid strong solvents on or near the sealant
  • Run a squeegee over the glass when you’re done
  • Open vents or windows to let moisture out
  • Use a gentle glass cleaner and a soft cloth

Keep the new joints dry for as long as we advise so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

Cracked glazing silicone means the joint has failed. Resealing now is a small job, compared with repairing damaged frames or plaster.
