Trusted glazing silicone in Piershill

Glazing silicone in Piershill, done properly

We do not replace glass, and misting between panes means a failed sealed unit. Our work is the sealant joints and that is often where the water gets in. We work on shower screens, conservatory frames and glass balustrade bases, and the jobs we see most are leaking glazing joints on a rooflight and stained, discoloured glazing silicone.

Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Stone needs a sealant that suits it, so acetoxy silicones, which can attack some stone, are best avoided.

Big or small, it’s backed by our 12-month guarantee in Piershill and across Edinburgh.

What happens if it’s left?

Resealing can’t fix a failed unit or a cracked panel. We say so plainly and point you to a glazier or roofer. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What you get with us

Common problems we fix in Piershill

New silicone over old silicone will not bond. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

The most common problems we see are:

  • Glazing silicone that has cracked or come away
  • Black or yellowed silicone on glass joints
  • Water getting into a conservatory at the joints
  • Leaking glazing joints on a rooflight

Schools such as Portobello High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

10 questions to ask before booking

What glazing silicone looks like in Piershill

Piershill is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Who owns the windows depends on the title deeds.

Letting a property close to Edinburgh Waverley station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows. In the older streets around Willowbrae Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Piershill is about 3 miles east of Edinburgh, in Edinburgh. Whether you are in the middle of Piershill or further out, we cover glazing silicone for every kind of property. Our area takes in 175 places across Edinburgh.

Common questions in Piershill

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

How is work on the outside of a tenement in Piershill usually arranged?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

Do you come to Piershill?

Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes Piershill.

Will resealing stop my conservatory leaking?

In many cases, as long as sealant is the cause. We find where the water gets in first before any sealing.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.

What the job involves on each surface

Rooflights

Rooflights get the full force of the weather. Its sealant ages faster than vertical joints.

Glass-to-glass joints

You see these joints clearly, so a straight, even finish matters.

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on how many joints need doing. Parking in city streets around Piershill can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. The finished joints are checked and, where it’s safe, tested with water.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention any parking rules near the property
  • Mention if the joints have been sealed before

Advice

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What affects the quote in Piershill

The price is agreed before any work begins. It’s based on:

  • The amount of work
  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site

Leaving a failed joint normally makes the job bigger, not smaller. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What to tell us for a quote

To make quoting easier, please include:

  • Whether it has been sealed before
  • The address or postcode of the job
  • The type of property
  • Roughly how big the job is

If you are in Piershill and need glazing silicone, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

What we cannot put right

We will not take on work that will not last, so these are the limits:

  • A sealed unit that has misted inside
  • A roof that has moved or dropped
  • A broken pane or roof panel

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
