Glazing silicone for Mountcastle homes and businesses

How we handle glazing silicone in Mountcastle

A frameless shower screen depends on its silicone. Leaks normally come from the wall joint or the tray joint and both get fresh anti-fungal silicone. Common call-outs are for glass-to-glass joints that have split and water escaping where a screen meets the wall, on glass balustrade bases, glass-to-glass joints and shower screens.

Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. Whether you’re in a tenement flat or a house in Mountcastle, the joint between frame and wall is what keeps the weather out.

Whatever the size of the job, you get the same 12-month guarantee in Mountcastle and across Edinburgh.

What we can’t put right

New sealant cannot fix everything, and we’ll tell you before work begins. Sealant won’t put right:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • A sagging or failing conservatory roof
  • Water coming through the roof rather than a sealant joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Conservatory frames
  • Glass-to-glass joints
  • Shower screens
  • Rooflights
  • Glass-to-frame joints
  • Glass balustrade bases

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours, depending on how many joints need doing in most cases. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Mountcastle, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We check the joints and, where safe, run water over them.

Before we arrive

Mountcastle homes and the weather

Mountcastle is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. With historic houses such as Whitefoord House (about 1.7 miles west) nearby, there’s older building stock in the area around Mountcastle as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you let a flat or house near Brunstane station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. If you look after a building such as Portobello High School, its window and door frames need their mastic kept sound, just like a home’s.

Do you need glazing silicone in Mountcastle?

Heat and cold make glass and frames move, and they don’t move by the same amount. In time, the sealant splits or pulls away.

Keep an eye out for any of the following:

  • Conservatory leaks at frame and glazing joints
  • Rooflight joints letting water in
  • New silicone smeared over old sealant
  • Shower screens leaking along the wall or tray

If you live in an older home near Willowbrae Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What your quote should include

  • What preparation is included
  • What insurance they hold
  • Who does the work, and how experienced they are
  • When the joint can take water or movement

Choosing a sealant specialist

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Inspect the sealant on glazing annually
  • Keep harsh solvents off the silicone
  • Run a squeegee over the glass when you’re done
  • Keep scrapers and blades away from the silicone

Keep conservatory gutters clear, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job, compared with repairing damaged frames or plaster.

Leave it or put it right?

Leaks get worse, not better. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. Private landlords in Mountcastle must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Why choose Mr Mastic in Mountcastle

  • Tidy, careful work
  • White, clear, grey or coloured to suit, where the product allows
  • We never seal over old sealant

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

How the job changes by surface

Shower screens

Black or peeling silicone on a screen lets water out. A full reseal sorts it.

Rooflights

Rooflights get the full force of the weather. The sealant around the glass and frame wears faster than most.
