Sand mastic near Mountcastle

Sand mastic in Mountcastle, done properly

Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it and tidies the surround. If you’re dealing with gaps between timber frames and stone or brick and mastic worn away on windows facing the weather, we can put it right, on sash and case windows, timber door frames and brick reveals alike.

In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. For a flat in Mountcastle, access is the first thing to plan.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Decayed frames that need repair
  • Putty and glazing repairs
  • Whether work needs listed building consent

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Brick reveals
  • Timber door frames
  • Stone surrounds
  • Period & listed homes
  • Sash and case windows
  • Tenement windows

What happens on the day

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. Expect the work to take a few hours for a single window, longer for several, and we explain the cure time before we leave. For a tenement in Mountcastle, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

Why act early in Mountcastle

If you are redecorating, renew the mastic first. Paint over cracked mastic won’t stop the gaps, and the new mastic is traditionally left unpainted. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

Surface by surface

Stone surrounds

We take care not to mark the stone while raking out the old mastic.

Brick reveals

Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.

Common problems we fix in Mountcastle

Water gets into small cracks in the mastic and loosens it further. Windows facing the weather tend to go first.

People generally contact us when they notice something like this:

  • Mastic dropping out of the joint
  • Mastic worn away on windows facing the weather
  • Draughts and rain around sash boxes
  • Silicone on a period window that looks wrong

If you let a flat or house near Brunstane station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Sand mastic in Mountcastle: local notes

Mountcastle is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you live in an older home near Willowbrae Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Portobello High School? Then the mastic around its windows and doors needs looking after like any other building’s.

Quotes for sand mastic in Mountcastle

Some jobs are bigger than they look, and some smaller. The main factors:

  • When we can work, for business premises
  • The old material and how stubborn it is
  • The type of sealant required
  • The number and length of the joints

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it has been sealed before
  • The address or postcode of the job
  • A few pictures by email, if you can
  • Any access issues, like height or stairs

Every job is quoted individually. Simply send an email to info@mrmastic.co.uk and describe the job and send photos if you have them.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Mountcastle questions

I let a flat near Brunstane station. Can you help?

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Does the coastal weather in Mountcastle affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you offer different sealant colours?

Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Do you guarantee sand mastic work?

All our work has a one-year guarantee, and we are fully insured.

What’s sand mastic made of?

It’s a mix of sand and a linseed-oil-based binder. It’s built up in the joint by hand and shaped to suit the surround.
