Common questions in Mountcastle

Do you work for hotels and guest houses in Mountcastle?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

I’m in a tenement in Mountcastle. Could worn sealant affect the flat downstairs?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

What does bathroom resealing cost?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Do you come to Mountcastle?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

When can I use the bath or shower again?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Bathroom resealing in Mountcastle, done properly

It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on baths, kitchen worktops & upstands and sinks & splashbacks, and the jobs we see most are shrunken sealant along the back of a worktop and water escaping at the shower enclosure.

Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Mountcastle as anywhere in the city.

Whatever the size of the job, you get the same 12-month guarantee.

  • Roughly how big the job is

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Different surfaces, different methods

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Bathrooms and kitchens in Mountcastle

Mountcastle is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Letting a property close to Brunstane station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Portobello High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why act early in Mountcastle

Dealing with sealant early is a short job: the work takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Private landlords in Mountcastle must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What we’re called out for in Mountcastle

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

Common reasons people contact us include:

  • Leaking joints on a shower screen
  • Smears of silicone across the tiles
  • Gaps between the worktop and the wall
  • Black spots spreading through the bead

For an older house near a landmark such as Willowbrae Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

  • Whether VAT is included
  • Whether the sealant suits the joint
  • Whether all the old sealant comes out first

Choosing a sealant specialist

How it works

You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for a single bath or shower for a typical job. Parking in city streets around Mountcastle can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
