About our regrouting in Mountcastle
Across Mountcastle, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. If you are dealing with a grout colour that no longer suits the room and grout in corners that has cracked, we can put it right, on bathroom wall tiles, kitchen splashbacks and tiled floors alike.
Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Common problems we fix in Mountcastle
Hard water and soap leave a film on grout that is hard to shift. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.
If you can see any of these, it’s time to have the joints looked at:
- Corners filled with grout instead of silicone
- Floor grout that has worn and darkened
- Kitchen splashback grout stained by grease
- Grout in a colour the owner wants to change
In the older streets around Willowbrae Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Common questions in Mountcastle
Could a leaking bath seal in my Mountcastle flat reach the neighbours below?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.
Do you work for hotels and guest houses in Mountcastle?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.
What should I tell you?
Let us know what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
How long does the job take?
Most jobs take anything from a few hours to a full day, depending on the area, including preparation and clearing up. Your quote will say how long we expect yours to take.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Stick to mild products for cleaning grout
- Avoid neat bleach and strong acid descalers on grout
- Keep the fan on after showering
- Skip wire brushes and scourers
Have any tile that moves checked straight away. Movement will crack the new grout and lets water in.
Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
For landlords and businesses
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
For anyone letting property in or around Mountcastle, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.
What happens if it’s left?
With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Scottish rain finds any gap around a frame or wall joint, and in Mountcastle, damp can spread through stone and plaster before anyone sees it.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

The process
Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. In a city area like Mountcastle, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

- We remove the old grout carefully.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.

Bathrooms and kitchens in Mountcastle
Mountcastle is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Schools such as Portobello High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Brunstane station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
