How we handle regrouting in Willowbrae

When grout stays dark however much you clean it, the stain is often in the grout itself. Replacing it is the lasting answer and you can pick a different colour while you are at it. If you have good tiles let down by tired grout and cracked or crumbling grout lines, we can help, on shower walls, bathroom floors and bathroom wall tiles alike.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that’s as true in Willowbrae as anywhere in the city.

All of our work is guaranteed for twelve months, in Willowbrae and everywhere else we cover.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • A structure that flexes behind the tiles
  • Damaged tiles that need replacing
  • Waterproofing that has failed below the tiling

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

How to look after the new joints

So the new joints stay in good condition:

  • Keep the fan on after showering
  • Clean grout with a mild bathroom cleaner
  • Do not ignore a tile that feels loose
  • Use a squeegee on the tiles after showering

Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and let the room air.

Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it, so it’s worth acting early.

Regrouting around Willowbrae

Willowbrae is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Willowbrae has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Rented homes near Edinburgh Waverley station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. The process

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. Expect the work to take anything from a few hours to a full day, depending on the area, and we explain the cure time before we leave. Inside a flat in Willowbrae, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Mention any tricky access
  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before

Signs you need regrouting in Willowbrae

Most grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down, especially in a shower that’s used every day.

Keep an eye out for any of the following:

  • Shower grout that has worn away
  • Grout in corners that has cracked
  • Discoloured grout on otherwise sound tiles
  • Grout in a colour the owner wants to change

Managing a site like Holy Rood High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

10 questions to ask before you book

Common questions in Willowbrae

Could a leaking bath seal in my Willowbrae flat reach the neighbours below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.

Do you work in hotels near Willowbrae?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Is regrouting a chance to pick a new grout colour?

Yes, plenty of people choose to. A darker grout hides marks better and lighter grout gives a fresher look.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Are you insured?

Yes. Full insurance covers our work.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

How the job changes by surface

Shower walls

Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.

Bathroom wall tiles

Tiles away from the shower stay drier but still stain and crack. Regrouting brings them back in line.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Why it’s worth doing now in Willowbrae

Grout pens and paint-on colourants only cover the surface. They won’t fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and give you a clear quote before work begins.
