What affects the quote in Jock's Lodge

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Mould in or behind the old joints
  • The size of the job
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and send you a clear quote before work begins.

Asking for a quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • The type of property
  • The address or postcode of the job

We quote each job on its own. Simply email us at info@mrmastic.co.uk and describe the job and send photos if you have them.

How we handle bathroom resealing in Jock's Lodge

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on sinks & splashbacks, kitchen worktops & upstands and wet rooms, and people most often call us about smears of silicone across the tiles and water getting behind the bath panel.

From stone-built tenements to new flats and suburban houses, Jock's Lodge is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

Your job is guaranteed for a year, as with all our work.

What happens on the day

We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Jock's Lodge, tell us the floor, how the door entry system works and where we can park nearby.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Preparing for the visit

  • Tell us if parking is tricky

Bathroom resealing in Jock's Lodge: local notes

Jock's Lodge is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For site and facilities teams at buildings such as Mannafields Christian School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Willowbrae Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Questions from Jock's Lodge

Do you work for hotels and guest houses in Jock's Lodge?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Could a leaking bath seal in my Jock's Lodge flat reach the neighbours below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Can mouldy silicone be sorted out?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Do you come to Jock's Lodge?

Yes. We cover Jock's Lodge and the rest of Edinburgh, as part of our work across South East England, London and Scotland. To book, send an email to info@mrmastic.co.uk.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Can you just seal over the old silicone?

No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

What the job involves on each surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

Do you need bathroom resealing in Jock's Lodge?

Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone generally will not clean off.

People normally contact us when they notice one of these:

  • A joint torn by a bath that flexes
  • Mouldy sealant that has gone black
  • A messy, uneven bead from a previous reseal
  • Gaps between the worktop and the wall

If you let a flat or house near Edinburgh Waverley station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

When something else is needed

To be straight with you, some problems need a different trade:

  • Water coming from the plumbing rather than the joint
  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Landlords, agents and businesses in Jock's Lodge

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Landlords and letting agents in Jock's Lodge can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Run the extractor fan during and after every shower
  • Dry worktop joints after washing up
  • Keep an eye on the corners, where splits start
  • Move toiletries away from the joint

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something does not look right, just send an email to info@mrmastic.co.uk.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
