Bathroom Resealing in Meadowbank
Problem with your baths, showers and worktops in Meadowbank? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Mouldy sealant that has gone black
- Splits where the tray meets the wall
- A messy, uneven bead from a previous reseal
How the job changes by surface
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
About our bathroom resealing in Meadowbank
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with smears of silicone across the tiles and a bead that has pulled away from the tiles, on basins & vanity units, shower trays & enclosures and wet rooms.
Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Clean with a mild bathroom cleaner and a soft cloth
- Wipe up water along the back of the worktop
- Don’t let bottles sit on the bead
- Keep the fan on for a while after bathing
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Should I try it myself first?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the visit works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, including the tidy-up. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Meadowbank, tell us the floor, how the door entry system works and where we can park nearby.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, normally around 24 hours.
Getting ready for the visit
- Mention if the joints have been sealed before
- Let us know about parking restrictions

Bathroom resealing in Meadowbank: local notes
Meadowbank is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
For an older house near a landmark such as Duddingston Kirk, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Mannafields Christian School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Meadowbank is about 2 miles north-east of Edinburgh, in Edinburgh. Meadowbank gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Meadowbank is one of 175 places in Edinburgh where we work.

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A bath or tray that moves because it is not properly supported
- Cracks in the tray itself rather than the joint
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Your questions about bathroom resealing in Meadowbank
I’m in a tenement in Meadowbank. Could worn sealant affect the flat downstairs?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.
I let a flat near Edinburgh Waverley station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Do you do kitchens as well as bathrooms?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
How long does a bath or shower reseal take?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
Where are you based?
We work from Crawley. We cover Meadowbank and the rest of Edinburgh.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
How do I get a quote for bathroom resealing in Meadowbank?
Size, access and the old material all affect the cost. Call for a quick quote.
What colours of sealant can you use?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
Do you need bathroom resealing in Meadowbank?
Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
These are the problems we’re asked about most:
- Sealant that has split, shrunk or peeled away
- Black mould in the silicone that won’t clean off
- A joint torn by a bath that flexes
- Water getting behind the bath panel
Letting a property close to Edinburgh Waverley station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
