Bathroom & kitchen resealing in Lochend, Edinburgh
Bathroom resealing across Lochend and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Splits where the tray meets the wall
- Smears of silicone across the tiles
- Gaps between the worktop and the wall
Do you need bathroom resealing in Lochend?
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
Most people get in touch after spotting one of these:
- A messy, uneven bead from a previous reseal
- Two layers of silicone, both failing
- Mouldy sealant that has gone black
- Damp behind the bath or under the tray
Letting a property close to Edinburgh Waverley station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Bathroom resealing in Lochend
Across Lochend, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We work on basins & vanity units, wet rooms and baths, and people most often call us about gaps where the bath or tray has moved and smears of silicone across the tiles.
Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Lochend as anywhere in the city.

Quotes for bathroom resealing in Lochend
We don’t publish a price list. What we look at:
- The number of rooms or windows
- Any mould that needs treating
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What we need to know
Photos help, but a description is a good start. Please mention:
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
- Where the property is
- What’s wrong with the joints now
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Questions from Lochend
Do you work for hotels and guest houses in Lochend?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Can you help a landlord with a rental near Edinburgh Waverley station?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
How do I get a quote for bathroom resealing in Lochend?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Leave it or put it right?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. In a tenement flat in Lochend, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Honest limits
We will always be straight with you, so here’s what sealant cannot fix:
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that’s regrouting)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
Joints and surfaces we work on
- Kitchen worktops & upstands
- Baths
- Basins & vanity units
- Wet rooms
- Sinks & splashbacks
- Shower trays & enclosures
Looking after it afterwards
To keep the joints looking good and working properly:
- Keep bottles off the sealant line
- Dry the bead with a towel now and then
- Avoid abrasive pads on the sealant
- Let new sealant cure fully before it gets wet
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it. Replacing the sealant early keeps the job small.
DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What happens on the day
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a tenement in Lochend, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, generally around 24 hours.
How to prepare
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
- Try not to wet indoor joints just before the visit

Lochend homes and their sealant
Lochend is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In the older streets around St Ninian and Triduana's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Mannafields Christian School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
