Lochend New Build Mastic
New build mastic across Lochend and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Cracked sealant around new window and door frames
- Skirting joints opening in the first winter
- Worktop and upstand sealant coming away
What happens if it’s left?
A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

New build mastic for homes and businesses in Lochend
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you are still within the builder’s snagging or warranty period, tell them first, and if it is not put right, get in touch with us. We work on bathrooms & en suites, plot handovers and windows & doors, and people most often call us about messy sealant that spoils new finishes and kitchen sealant that has pulled off the wall.
Scotland’s cities are still adding new flats and houses, and new-home owners often find sealant snags in the first year or two, in Lochend as anywhere.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Around Lochend, as everywhere, new build mastic is only as good as the preparation behind it. If you’ve bought a new home near Edinburgh Waverley station, the sealant around baths, showers and frames is worth checking in the first year or two.

What sealant work can’t fix
We will not take on work that will not last, so here’s what sealant can’t put right:
- Cracking that points to a structural problem
- Baths and trays that move too much for sealant to cope with
- Your warranty claim itself, which is between you and the builder
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

What affects the quote in Lochend
For a quick quote, just ask. The main things that affect it are:
- Any mould that needs treating
- The size of the job
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
- Where the job is, and your postcode

Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Questions from Lochend
I let a flat near Edinburgh Waverley station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Can you do new build mastic in Lochend?
Yes, Lochend is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
Do you work through snagging lists?
Yes. Photos of each sealant item help us quote. If something isn’t sealant, we’ll say so.
Is it normal for sealant to crack in a new home?
New homes dry out and move in their first couple of years, and sealant is often rushed onto dusty, unprimed surfaces. Both lead to early failure.
Are you fully insured?
Yes. Full insurance covers our work.
Can you do plot mastic on a new development?
Yes. Plot mastic and second-fix sealing for developers is part of our work. Send the schedule and any specification and we will give you a quote.
Can new sealant go on top of the old bead?
No. New silicone won’t bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.
Aftercare tips
Looking after new joints is easy:
- Photograph failed sealant before it’s redone
- Put sealant faults on your snagging list early
- Look at the sealant regularly in the first couple of years
- Use the extractor fan every time you shower
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.
A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.
How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to several days, depending on the number of plots, depending on how much there is to do. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Lochend, it helps to know the floor, the door entry arrangements and the nearest parking.
- Each joint is checked for movement before work begins.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Keep children and pets away from the work area
- Move anything stored near the joints
