New build mastic for Restalrig homes and businesses

New build mastic for homes and businesses in Restalrig

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you’re still within the builder’s snagging or warranty period, tell them first and if that stalls, we can do it. We work on plot handovers, kitchens and skirting & floors, and people most often call us about sealant applied over dusty or wet surfaces and sealant work across a run of new homes.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. In Restalrig, we cover those floor joints as well as plot mastic for developers.

Big or small, you get the same one-year guarantee.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Open a window or run the fan after bathing
  • Act quickly if a seal starts to leak
  • Look at the sealant regularly in the first couple of years
  • Put sealant faults on your snagging list early

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How it works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most snagging lists, longer for a run of plots. Inside a flat in Restalrig, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. Each joint is checked for movement before work begins.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Questions from Restalrig

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Do you cover Restalrig for new build mastic?

Yes, Restalrig is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

What colour sealant will you use?

Most bathroom joints are white or clear, but sealant comes in other colours too. We choose one to suit the room before we begin.

When is the best time to reseal in a new build?

Where water is getting through, do not wait. Small gaps that are just cosmetic can be resealed once movement has slowed.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

How long does new build mastic take?

That depends on how much there is to do, but most jobs take a few hours for most snagging lists, longer for a run of plots. We will tell you when we quote.

Can you do plot mastic on a new development?

Yes. We take on second-fix sealant work across new plots. Good preparation keeps snagging to a minimum.

Can I add another job to the visit?

Yes. More than one area can be quoted together.

Leave it or put it right?

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Private landlords in Restalrig must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Common problems we fix in Restalrig

If plaster or screed was still damp when it was sealed, the bond suffers. On a busy site, joints are not always given time to dry.

Most people get in touch when they notice something like this:

  • Beads laid onto grit and dust from the build
  • Gaps behind new kitchen upstands
  • Untidy sealant flagged on a snagging list
  • Plot mastic for developers ahead of handover

If you’ve bought a new home near Edinburgh Waverley station, the sealant around baths, showers and frames is worth checking in the first year or two.

What we cannot put right

To be straight with you, there are a few things sealant will not fix:

  • Disputes or warranty claims with your builder
  • Movement caused by a poorly fitted tray or bath
  • Damaged fittings that need replacing

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
