Need sand mastic in Restalrig?

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Sand mastic for homes and businesses in Restalrig

We renew sand mastic around sash windows and doors in stone and brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. If you have tired mastic found when preparing windows for paint and patchy fillers round a sash window, we can put it right, whatever the surface.

Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Natural stone around older windows needs a sealant that will not mark or attack it, which normally means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Leave the new mastic unpainted
  • Sort the mastic before the decorators arrive
  • Avoid patching sand mastic with silicone
  • Have rotten timber repaired before new mastic goes in

Do not touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

Common questions in Restalrig

Does the coastal weather in Restalrig affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

How do repairs to the shared parts of a tenement in Restalrig get organised?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t, and we can quote for the factor or the owners directly.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

Where are you based?

We work from Crawley. Our applicators cover Restalrig.

What is sand mastic?

A traditional pointing material made from sand and a linseed-oil-based binder, used between timber frames and stone or brick.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What we cannot put right

It helps to know what we can’t do:

  • Whether work needs listed building consent
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sashes that rattle, stick or will not open

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Timber door frames
  • Sash and case windows
  • Tenement windows
  • Brick reveals
  • Stone surrounds
  • Period & listed homes

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for a single window, longer for several from start to finish. Parking in city streets around Restalrig can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The mastic is finished to sit tidily against the stone or brick.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area
  • Clear items away from the joints we are working on

What happens if it’s left?

A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic suits the building and blends with the stone or brick. In a tenement flat in Restalrig, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Why Restalrig clients choose us

  • Anti-fungal silicone where joints get wet
  • Homes, businesses and hotels
  • Any old sealant cut out fully, not covered over
  • 20+ years of sealant experience

Frames and glazing around Restalrig

Restalrig is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, and many buildings use a factor to arrange it. Windows generally belong to the flat, but the title deeds have the final say.

For landlords with property near Edinburgh Waverley station, older sash windows in a rental need their mastic kept sound to keep the weather out. If you look after a building such as Leith Academy, the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as Restalrig Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in.
