Bathroom resealing in Restalrig

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for water getting behind the kitchen upstand and lumpy, uneven sealant from a DIY attempt, across baths, kitchen worktops & upstands and shower trays & enclosures.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

We stand behind the work with a one-year guarantee, so you are covered after we have gone.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Stick to a soft cloth and a mild cleaner
  • Wait for the cure time we give you
  • Run the extractor fan during and after every shower
  • Move toiletries away from the joint

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Restalrig homes and their sealant

Restalrig is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.

Homes close to Restalrig Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Edinburgh Waverley station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cracked or missing grout between tiles (that is regrouting)
  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths
  • Wet rooms
  • Sinks & splashbacks
  • Shower trays & enclosures

What we do, step by step

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Restalrig, tell us the floor, how the door entry system works and where we can park nearby.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

What we are called out for in Restalrig

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

It’s worth asking for a quote if you see:

  • Splits where the tray meets the wall
  • Water getting behind the kitchen upstand
  • Two layers of silicone, both failing
  • Sealant that has split, shrunk or peeled away

Schools such as Leith Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

10 questions to ask before booking

What affects the quote in Restalrig

You’ll get a clear quote before any work starts. It takes into account:

  • How many areas need sealing
  • The number and length of the joints
  • Access and height
  • Any mould that needs treating

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we need to know

What to tell us when you ask for a quote:

  • The rough size of the job
  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • If someone has resealed it before

Getting a quote is simple: let us know what needs doing and where. A few photos by email make the job easier to understand, and we will take it from there.

Different surfaces, different methods

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Wet rooms

Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams in Restalrig and across Edinburgh. Several sites can go on one quote, and we’re fully insured for the work.

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Restalrig questions

Do you work for landlords with property near Edinburgh Waverley station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Do you work in hotels near Restalrig?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What does bathroom resealing cost?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Do you cover Restalrig?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Restalrig.
