External Mastic in Lochend
Specialist external mastic for Lochend: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Weathered mastic that no longer stretches
- Panel joints letting water in
- Gaps where render, brick and frames meet
What the job involves on each surface
Copings and trims
A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.
Cladding and façade panels
If the façade has a specified sealant, that is what we use or an approved alternative. Tell us what the building has when you get in touch.
External mastic in Lochend, done properly
Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. If you have failed sealant between panels on a façade and joints where the bead has come unstuck, we can put it right, on copings & trims, joints between brick and frames and façade panels alike.
Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. In Lochend, those joints dry out over time and let water in behind the render or cladding.
The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Walls and rooflines in Lochend
Lochend is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Historic houses like Whitefoord House (about 0.8 miles south-west) are a reminder that the area around Lochend has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.
For landlords with property near Edinburgh Waverley station, outside joints that have cracked can let damp into a rental, so check them between lets. If you live in an older home near St Ninian and Triduana's Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Quotes for external mastic in Lochend
Jobs vary more than people expect. The main factors:
- Any mould that needs treating
- Whether the work is at height
- The size of the job
- Which sealant suits the joint
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Helping us quote
To help us quote quickly, please include:
- Access, such as stairs, a lift or height
- Where the job is, and your postcode

Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Honest limits
To be straight with you, there are a few things sealant won’t fix:
- Cracks in the bricks or render themselves, away from the joints
- Damp that isn’t coming from the joint
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Render & cladding joints
- Concrete & block
- Façade panels
- Joints between brick and frames
- Brickwork movement joints
- Copings & trims
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Deal with leaking gutters that soak the joints below
- Ask before painting over external sealant
- Make sure movement joints aren’t pointed over
- Keep high-pressure jets off the joints
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
Once a joint can’t move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
Lochend questions
I let a flat near Edinburgh Waverley station. Can you help?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Does the coastal weather in Lochend affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.
What is backing rod for?
The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.
Do you work in Lochend?
We do. Our applicators work in Lochend.
How do you reach high-level joints?
Each building is different. Send us photos and a rough idea of the height.
Can you match the colour of my brickwork?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so the joint does not draw the eye.
What we do, step by step
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours for a handful of joints, longer for a whole elevation, including the tidy-up. In a city area like Lochend, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Plan for the work area to be out of bounds to pets and children
- Let us know about stairs, lifts or work at height

Other services in Lochend
Do you need external mastic in Lochend?
Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.
Signs it’s time to call us include:
- Rain getting behind render or cladding at a joint
- Panel joints letting water in
- Movement joints with cracked, split or missing sealant
- Failed seals between different materials
For site and facilities teams at buildings such as Mannafields Christian School, larger buildings have long runs of movement joint that eventually need resealing.
