External mastic near Jock's Lodge

Do you need external mastic in Jock's Lodge?

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

If you can see any of these, it’s time to have the joints looked at:

  • Hard, crazed mastic that has stopped moving
  • Damp patches traced to an open external joint
  • Movement joints filled with mortar instead of sealant
  • Gaps where render, brick and frames meet

If you look after a building such as Mannafields Christian School, its movement joints, gutters and trims need looking after like any other building’s.

What to look for in a quote

  • Is VAT in the price?
  • What guarantee comes with the work
  • Which colour the sealant will be
  • Whether all the old sealant comes out first

Choosing a sealant specialist

About our external mastic in Jock's Lodge

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it. We are often asked to deal with hard, crazed mastic that has stopped moving and failed seals between different materials, across concrete & block, façade panels and render & cladding joints.

Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In Jock's Lodge, those joints dry out over time and let water in behind the render or cladding.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep high-pressure jets off the joints
  • Make sure movement joints are not pointed over
  • Get split or bare joints resealed while the damage is small
  • Deal with leaking gutters that soak the joints below

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. For a tenement in Jock's Lodge, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Clear items away from the joints we are working on
  • For indoor joints, keep the area dry beforehand if you can
  • Keep children and pets away from the work area

Leave it or put it right?

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. In a tenement flat in Jock's Lodge, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Jock's Lodge questions

Does the coastal weather in Jock's Lodge affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you work for landlords with property near Edinburgh Waverley station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We will reseal it with a flexible sealant.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you.

Are you insured?

Yes. We are fully insured for every job we do.

Can you seal over the old sealant?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Walls and rooflines in Jock's Lodge

Jock's Lodge is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Letting a property close to Edinburgh Waverley station? Then outside joints that have cracked can let damp into a rental, so check them between lets. In the older streets around Willowbrae Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

How the job changes by surface

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

Render joints

Water behind render can lead to blown patches. Resealing the joints early keeps water out and helps it last.

How we quote for external mastic

Call for a quick quote. The main things that affect it are:

  • Access and height
  • The number of rooms or windows
  • Any mould that needs treating
  • The number and length of the joints

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Helping us quote

To make quoting easier, please include:

  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • Photos by email, if that is easy

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
