Bathroom resealing in Shandon, done properly
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Shandon. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Typical jobs include cracked, shrunken or lifting silicone and black mould in the silicone that won’t clean off, across shower trays & enclosures, sinks & splashbacks and wet rooms.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that’s as true in Shandon as anywhere in the city.
All of our work is guaranteed for twelve months.

Signs you need bathroom resealing in Shandon
Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
If you can see any of these, it’s time to have the joints looked at:
- Mouldy sealant that has gone black
- Splits where the tray meets the wall
- Leaking joints on a shower screen
- New sealant laid over old sealant that is now lifting
Letting a property close to Slateford station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

FAQs for Shandon
Can you help a landlord with a rental near Slateford station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Could a leaking bath seal in my Shandon flat reach the neighbours below?
It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Do you have insurance?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.
Can you reseal around my kitchen sink and worktop?
Yes. Where it’s needed by the sink, we use a food-safe sealant.

Bathroom resealing around Shandon
Shandon is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.
Managing a site like Craiglockhart Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Surface by surface
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Why it’s worth doing now in Shandon
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. For landlords in Shandon, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a couple of hours for a single bath or shower and we leave things clean and tidy. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Shandon, tell us the floor, how the door entry system works and where we can park nearby.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, usually around 24 hours.
How to prepare
- Move anything stored near the joints
- Mention any sign-in or site rules at work premises
- Keep children and pets away from the work area

Looking after it afterwards
To keep the joints looking good and working properly:
- Keep the fan on for a while after bathing
- Squeegee the walls and tray after use
- Wait for the cure time we give you
- Use gentle cleaners on the silicone
Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that’s regrouting)
- Tiles that have come away from the wall
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
