What sealant work cannot fix

We will always be straight with you, so here’s what sealant cannot fix:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Cracked or missing grout between tiles (that is regrouting)
  • Movement from a bath with loose feet or no proper support

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Bathroom resealing in Holy Corner

Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. A photo of the joints helps when you drop us a line at info@mrmastic.co.uk, and you’ll get a clear quote before any work starts. Common call-outs are for a reseal done over the top of the old bead and water getting behind the kitchen upstand, across sinks & splashbacks, basins & vanity units and wet rooms.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Holy Corner: your questions answered

Do you work for landlords with property near Haymarket station?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do you work for hotels and guest houses in Holy Corner?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Do you work in Holy Corner?

Yes, we do. Holy Corner is part of the area we cover, and the service is the same as everywhere else.

How long will the resealing take?

Allow two to three hours for a typical bath, depending on how much old sealant there is. We will confirm how long your job needs when we quote.

Will there be a smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Wait for the cure time we give you
  • Dry worktop joints after washing up
  • Dry the bead with a towel now and then
  • Keep scourers and sharp tools away from the bead

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

When to call us in Holy Corner

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

The most common problems we see are:

  • Mouldy sealant that has gone black
  • New sealant laid over old sealant that is now lifting
  • Cracked, shrunken or lifting silicone
  • Gaps between the worktop and the wall

Managing a site like Iain Tomlin School of Music? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • Whether the sealant suits the joint
  • What happens if they find a problem under the old sealant
  • How the surfaces are prepared before sealing
  • Are they insured?

How the visit works

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is, and we tell you how long to leave it before we go. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Holy Corner, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Quotes for bathroom resealing in Holy Corner

The price is agreed before any work begins. It takes into account:

  • Whether there’s mould to deal with
  • When we can work, for business premises
  • How easy the joints are to reach
  • Which sealant suits the joint

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

What to tell us for a quote

To make quoting easier, please include:

  • Where the job is, and your postcode
  • The type of property
  • How we’d reach the joints
  • The rough size of the job

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.

Surface by surface

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.
