What we do, step by step

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes anything from a few hours to several days, depending on the number of plots for a typical job. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Mountcastle, tell us the floor, how the door entry system works and where we can park nearby.

  1. First we work through your snagging list or plot schedule with you.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. We check every joint and tell you how long each needs to cure.

Getting ready for the visit

  • Clear the area around the work
  • For indoor joints, keep the area dry beforehand if you can

New build mastic in Mountcastle, done properly

Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks. If you have sealant work across a run of new homes and beads laid onto grit and dust from the build, we can help, whatever the surface.

Scotland’s cities are still adding new flats and houses, and in new homes, sealant and floor joints are often among the first snags, in Mountcastle as anywhere.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Why it’s worth doing now in Mountcastle

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Dealing with it early keeps the damage away from ceilings, floors and finishes. In a tenement flat in Mountcastle, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Why book with us

  • Tidy, careful work
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Quality sealants from Arbo and Everbuild
  • We never seal over old sealant

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Plumbing faults behind the sealant
  • Deciding who is responsible under a builder’s warranty
  • Cracking that points to a structural problem

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

What new build mastic looks like in Mountcastle

Mountcastle is within about 2 miles of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Around Mountcastle, as everywhere, new build mastic is only as good as the preparation behind it. For new homes near Brunstane station, it’s worth checking the sealant early, while snags are still fresh.

How we quote for new build mastic

We do not publish a price list. What we look at:

  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • How many rooms, windows or areas are involved

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear quote before work begins.

What to tell us for a quote

When you call or email, these details help:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that’s easy
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business

Want a quote for new build mastic? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Don’t seal over failed sealant yourself
  • Use the extractor fan every time you shower
  • Wipe joints with warm soapy water
  • Keep water off fresh sealant until it has cured

Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers to help keep mould away.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.

Surface by surface

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

Skirting and floors

Floors and skirting move as the house dries and the heating runs. Caulk cracks; a flexible sealant moves with it.

FAQs for Mountcastle

Can you help a landlord with a rental near Brunstane station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Mountcastle in your area for new build mastic?

Yes. We work across all of Scotland, and Mountcastle is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

How long does the job take?

It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on the number of plots. We’ll give you a better idea when we quote.

Can you reseal over the builder’s sealant?

No. Fresh silicone doesn’t stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.

Do you have insurance?

Yes. We’re fully insured.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Should I wait before resealing?

If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.

Do you work for developers?

Yes. We seal plots to the developer’s programme, room by room. Get in touch with the number of plots and the scope and we will quote.
