New build mastic for homes and businesses in Stockbridge

Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. Common call-outs are for messy sealant that spoils new finishes and internal frame sealant that has split, across kitchens, show homes and skirting & floors.

Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. In Stockbridge, we cover those floor joints as well as plot mastic for developers.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Get a leaking seal dealt with right away
  • Use the extractor fan every time you shower
  • Raise failed sealant with the developer while you are covered
  • Follow the cure time we give you

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.

Early snagging is easier snagging. Small faults turn into leaks if left in a busy bathroom.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Your warranty claim itself, which is between you and the builder
  • Damaged fittings that need replacing
  • Structural cracks in walls or ceilings

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

FAQs for Stockbridge

Can you do new build mastic in Stockbridge?

Yes, Stockbridge is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can I send you my snagging list?

Yes. Photos of each sealant item help us quote. If something isn’t sealant, we’ll say so.

Where are you based?

We work from Crawley. We cover Stockbridge and the rest of Edinburgh, along with the rest of our area.

Can you reseal over the builder’s sealant?

No. New silicone won’t bond to old silicone, so sealing over the top fails quickly. The old sealant always comes out first.

Why has my new-build shower seal failed already?

New homes dry out and move in their first couple of years, and sealant is often rushed onto dusty, unprimed surfaces. Both lead to early failure.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

What we’re called out for in Stockbridge

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Both fail early.

The problems people normally mention when they call are:

  • Leaking shower tray seals in a new home
  • Worktop and upstand sealant coming away
  • Beads laid onto grit and dust from the build
  • Cracked sealant around new window and door frames

In and around Stockbridge, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Our hiring checklist

What we do, step by step

You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a few hours in a single home for a typical job. Inside a flat in Stockbridge, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What the job involves on each surface

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. We seal them with a sealant suited to wet areas.

Show homes

Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish ready for viewings. We will plan around viewing times.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
