Trusted window mastic in Stockbridge

For landlords and businesses

If you manage several properties in or around Stockbridge, several properties can be quoted together. Just tell us the addresses and what each one needs.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Window mastic in Stockbridge, done properly

There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on uPVC windows, composite doors and patio & French doors, and common reasons people get in touch are water coming in at the bottom corners of a door and mastic that’s falling out in pieces.

Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. In Stockbridge, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.

Big or small, you get the same 12-month guarantee in Stockbridge and across Edinburgh.

Windows and doors in Stockbridge

Stockbridge is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Historic houses like Whitefoord House (about 1.4 miles east) are a reminder that the area around Stockbridge has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to Stockbridge Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. For site and facilities teams at buildings such as Broughton High School, the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Edinburgh Waverley station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from an hour or two to a full day, depending on how many frames there are. For a tenement in Stockbridge, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on
  • Let us know about stairs, lifts or work at height

Advice

How we quote for window mastic

For a quick quote, just ask. What matters most is:

  • Mould in or behind the old joints
  • The amount of work
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode
  • Whether it’s a home or a business

We quote each job on its own, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.

Leave it or put it right?

Draughts and leaks do not always mean new windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. For landlords in Stockbridge, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Why us?

  • White, clear, grey or coloured to suit, where the product allows
  • Sealant colour chosen to suit
  • 4.9 on Google from 180+ five-star reviews
  • Homes, businesses and hotels

See our cost guide or our reviews.

When it isn’t the sealant

It helps to know what we cannot do:

  • Penetrating damp from a failed cavity tray or render
  • Worn gaskets, brush seals or a door that has dropped
  • Soft or decayed wood in the frame

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Patio & French doors
  • Composite doors
  • Aluminium frames
  • uPVC windows
  • Window sills
  • Timber windows & doors

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Wipe condensation off the frames
  • Keep timber frames painted
  • Make sure the drainage slots are not blocked
  • Keep jet washers away from the mastic

Keep the new mastic undisturbed while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.

Questions from Stockbridge

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

How is work on the outside of a tenement in Stockbridge generally arranged?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not.

Can you reach windows above the ground floor?

Normally, yes. Access is planned before we start.

Can resealing stop a draught around my window?

If the draught is coming in around the frame, yes. If it’s coming through the window seals, we’ll tell you.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Do you come to Stockbridge?

We do. Stockbridge is part of the area we cover.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Different surfaces, different methods

Patio & French doors

Heavy door frames can move more than windows. The sealant must cope with it without cracking.

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.
