How we handle new build mastic in Warriston

In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. We are often asked to deal with worktop and upstand sealant coming away and shower seals failing in the first year or two, on bathrooms & en suites, windows & doors and show homes.

New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two, in Warriston as anywhere.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What we are called out for in Warriston

Sealant is often one of the last jobs before handover. Dusty, unprimed joints are common, so the bead never bonds properly.

Any of these means the joints need attention:

  • Shower seals failing in the first year or two
  • Gaps opening as the house dries out and settles
  • Kitchen sealant that has pulled off the wall
  • Sealant that never bonded to the surface

Around Warriston, as everywhere, new build mastic is only as good as the preparation behind it.

Questions to ask before you book

  • How long the guarantee is
  • Which colour the sealant will be
  • How hidden problems are handled
  • What the cure time is

Our hiring checklist

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

How the visit works

At the end, we look at the finished work together. The visit itself generally takes a few hours in a single home, depending on the size of the job. Parking in city streets around Warriston can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely, with no layer left behind.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know if you’ve seen damp or leaks

Advice

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cracked trays, tiles or worktops
  • Settlement cracks that need a surveyor
  • Leaking fittings rather than failed sealant

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Show homes
  • Kitchens
  • Bathrooms & en suites
  • Skirting & floors
  • Windows & doors
  • Plot handovers

What the job involves on each surface

Plot handovers

Developers can send the plot schedule and specification. Sealant work across the plot is covered as agreed.

Show homes

Show homes need sealant that looks right from day one. We lay neat, even beads in colours to suit the finishes.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Wipe joints with warm soapy water
  • Get a leaking seal dealt with right away
  • Keep photos and emails about snagging items
  • Look at the sealant regularly in the first couple of years

Watch the joints as the house settles. Small gaps can appear as the house dries and can be resealed later.

A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.
