Mountcastle Window Mastic
Our applicators work in Mountcastle on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Damp patches on the reveal after heavy rain
- Gaps left after new windows were fitted
- Sealant in the wrong colour for the frame
Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Window mastic for homes and businesses in Mountcastle
There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you have black, perished sealant on frames and white mastic on grey or black frames, we can put it right, on uPVC windows, window sills and patio & French doors alike.
Older stone-built tenements in Scotland’s cities were built with sash and case windows, and plenty still have them. In Mountcastle, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.
You get a 12-month guarantee, the same in Mountcastle as everywhere else we work.

Window mastic in Mountcastle: local notes
Mountcastle is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. Who owns the windows depends on the title deeds.
Managing a site like Portobello High School? Then larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Brunstane station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
Mountcastle is about 3 miles east of Edinburgh, in Edinburgh. Every kind of property in Mountcastle can book us for window mastic. The work is guaranteed for a year. Our area takes in 175 places across Edinburgh.

Around Mountcastle
We work in homes and buildings around Public House, Abercorn Park and Duddingston Kirk, among other places. The nearest railway station is Brunstane station, about 1.4 miles south-east. Other landmarks nearby include Cameron Toll Shopping Centre (2.1 miles south-west) and Hibernian Football Club Museum (1.5 miles north-west). Green spaces nearby include Whinny Hill and The New Leaf Co-op.
What happens if it’s left?
Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Scottish rain finds any gap around a frame or wall joint, and in Mountcastle, damp can spread through stone and plaster before anyone sees it.
The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Do not use solvent cleaners on the joint
- Keep drainage slots and sill grooves clear
- Use gentle cleaners on frames and sealant
- Ventilate rooms so frames don’t stay wet inside
Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
What happens on the day
We keep the work tidy and contained to the joints we are treating. Expect the work to take most of a day for a typical house, less for a few frames, and we explain the cure time before we leave. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Mountcastle, tell us the floor, how the door entry system works and where we can park nearby.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Move anything stored near the joints
- Keep pets and children clear of the area while we work

Advice
Questions from Mountcastle
Does the coastal weather in Mountcastle affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
I let a flat near Brunstane station. Can you help?
Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Can you get sealant to suit coloured frames?
Generally, yes. Mention the frame colour when you ask for a quote and we’ll use the nearest match.
How much does window mastic cost in Mountcastle?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
Can you do the inside joint as well?
Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.
Do you guarantee window mastic?
Yes. Each job is covered for 12 months.
Do you come to Mountcastle?
Yes, we do. Our applicators work in Mountcastle, and the service is the same as everywhere else.
Common problems we fix in Mountcastle
Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. Backing rod sets the right depth.
Keep an eye out for these signs:
- Black, perished sealant on frames
- Damp patches on the reveal after heavy rain
- Hard, cracked sealant around windows
- Sealant in the wrong colour for the frame
For an older house near a landmark such as Willowbrae Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
What to look for in a quote
- What happens if the job turns out different
- What the cure time is
- Who turns up on the day
- Which sealant they’ll use, and why
What the job involves on each surface
Aluminium frames
Coated aluminium needs a compatible sealant. We use a neutral-cure product.
Patio & French doors
Heavy door frames can move more than windows. A flexible sealant copes with that.
