Trusted window mastic in West End

About our window mastic in West End

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you are dealing with draughts coming in around windows and doors and mastic that’s falling out in pieces, we can put it right.

Older stone-built tenements in Scotland’s cities were built with sash and case windows, and plenty still have them. In West End, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Why act early in West End

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. Wind-driven rain gets into any failed joint on the outside of a city building, and in West End, damp can spread through stone and plaster before anyone sees it.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Damp coming through the wall itself rather than the frame joint
  • A frame that has rotted at the joint
  • Condensation trapped between the panes

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

The process

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes most of a day for a typical house, less for a few frames, depending on the amount of work. Parking in city streets around West End can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints

How to get a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.

Questions from West End

Do you work for landlords with property near Haymarket station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

How is work on the outside of a tenement in West End generally arranged?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not.

Do you come to West End?

We do. Our applicators work in West End.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Do you guarantee window mastic?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Looking after it afterwards

So the new joints stay in good condition:

  • Keep timber frames painted
  • Avoid blasting the frames with a pressure washer
  • Wash the frames with mild soapy water
  • Walk round the house once a year and look at the joints

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

What window mastic looks like in West End

West End is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Rented homes near Haymarket station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. If you look after a building such as St Mary's Music School, larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around 12 Palmerston Place Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Different surfaces, different methods

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. If we find rot, we will tell you before going ahead, as a joiner will need to deal with it.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
