Mountcastle Remedial Sealant
Removing failed, mouldy or leaking sealant and putting it right for householders, landlords and businesses in Mountcastle. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Over-sealed joints coming away
- Floor or wall movement joints that have failed
- Dark patches showing through the sealant
What we are called out for in Mountcastle
Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, and the sealant lifts or goes mouldy from underneath.
Keep an eye out for these signs:
- A shower that leaks however often it’s resealed
- Sealant peeling off a dusty or damp surface
- Products that weren’t meant for the joint
- Kitchen joints letting water behind the worktop
For landlords with property near Brunstane station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

How we handle remedial sealant in Mountcastle
If a joint fails again and again, something is causing it. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will beat any new bead. We look for the cause before we reseal. We work on botched or over-sealed joints, shrunken worktop sealant and expansion joints, and people most often call us about mould trapped under a layer of silicone and repeat leaks from the same joint.
From stone-built tenements to new flats and suburban houses, Mountcastle is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
A one-year guarantee comes with the work, just as it does everywhere we cover.

How the visit works
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours, depending on how many layers have to come out. Parking in city streets around Mountcastle can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.
- We start by checking the joint for movement, leaks and the reason it failed.
- All the old sealant comes out, including any layers underneath.
- The joint is cleaned, treated for mould and left to dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- Finally we finish the joint and talk you through what we found.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Mention any leaks or damp you’ve noticed
- Tell us about any previous sealing or DIY attempts
Getting a quote
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.
Advice
How we quote for remedial sealant
We quote each job individually. These are the things that affect it:
- Access and height
- The number and length of the joints
- Which sealant suits the joint
- Any mould that needs treating
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- What’s wrong with the joints now
- Whether it’s a home or a business
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
Every job is quoted individually. Simply email us at info@mrmastic.co.uk and describe the job, and photos are welcome.

Mountcastle questions
Can you help a landlord with a rental near Brunstane station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Do you work in hotels near Mountcastle?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Where are you based?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
How long will it take to strip and reseal the joint?
It takes a few hours for a typical bath or shower, longer where several layers have been applied. You’ll know the timing when we quote.
Can I add another job to the visit?
Yes. Just list everything you need.
Will the old sealant be removed?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Leave it or put it right?
Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. Private landlords in Mountcastle must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Mountcastle homes and their sealant
Mountcastle is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Managing a site like Portobello High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Willowbrae Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Keeping the joints in good condition
So the new joints stay in good condition:
- Always have old sealant cut out, not covered
- Ask why a joint failed before redoing it
- Run the fan after every shower
- Have loose fittings fixed before resealing
If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.
Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into floors, walls or ceilings. Sorting it early limits the damage.
For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
